What You’ll Do
- Perform daily trash pickup throughout the property, ensuring the following areas remain clean and free of litter:
- Pool area
- Dumpster enclosures
- Road-facing grounds
- Office entrance
- Walkways, drives, and parking lots
- All levels of the building
- Regularly walk the property to maintain cleanliness, removing litter, debris, and pet waste from all common areas.
- Assist with general property maintenance, including:
- Walking and inspecting vacant units
- Trash-outs and removing abandoned items (furniture, boxes, etc.)
- Interior and exterior repairs as needed
- Maintaining swimming pool and golf carts
- Use blowers and other equipment to keep sidewalks and walkways free of debris.
- Clean and maintain storage areas and other utility spaces.
- Perform interior and exterior painting tasks as requested.
- Distribute resident notices such as newsletters, pest control alerts, and event announcements.
- Check and replace exterior lighting as needed; remove cobwebs and debris from fixtures and entryways.
- Perform routine pressure washing of breezeways, sidewalks, curbs, dumpster enclosures, pool decks, office entry, and other amenity areas.
- Assist the maintenance team with light repairs and apartment turns.
- Identify and report potential safety hazards, liability issues, unresolved maintenance problems, or sanitation concerns to the Service Manager.
- Support emergency preparedness and post-storm cleanup efforts, including snow/ice removal and storm debris clearing.
- Operate landscaping and maintenance tools and equipment safely and efficiently.
- Ensure compliance with company policies, ADA, OSHA, and all applicable maintenance-related regulations.
- Provide excellent customer service and maintain a professional, courteous attitude when interacting with residents.
- Interior common area light cleaning to include bathrooms, office, clubhouse and trash removal as requested.
Requirements
What You’ll Need
- High school diploma or GED along with a valid driver’s license.
- A minimum of one year of general maintenance experience in multi-unit property management preferred but not required.
- Basic knowledge of electrical and plumbing systems, and painting procedures.
- Work as scheduled, including weekend if needed.
- Ability and willingness to work overtime if needed.
What’ll Set You Apart
- CPO certification
- Basic knowledge of Microsoft Office Suite, Internet, Yardi, and other relevant applications.
Physical Activities and Work Environment
- Requires frequent lifting and moving of objects up to 75 pounds.
- Requires frequent bending and/or stooping, and use of ladders or stepladders, to perform essential maintenance tasks.
- May require regularly climbing stairs to access upper floor apartments.
- Requires frequently working outside in various weather conditions.
