About the Role

General Purpose

The role of Vice President is primarily strategic in nature and is responsible for the implementation and successful execution of comprehensive programs, initiatives and strategies that promote the achievement of optimal operational, financial, and business performance of an assigned portfolio. The primary focus of this position is to maximize the potential of the assigned portfolio while providing for the development of the team. The Vice President directs and coordinates all activities of properties in the portfolio in such functional areas as property operations, financial planning, team development, and product marketing. The role can manage several Senior Regional Managers and Regional Managers, and, if required, direct management of a set number of properties. This position is also involved in managing client relationships, assisting in the procurement of new business, and expanding the company portfolio. 

Essential Duties/Responsibilities

· Lead the Property Management operations and performance for the assigned portfolio. 

· Communicate with property principals/asset managers or appointed owner representatives regarding property and market issues and opportunities, as appropriate. 

· Partner with Marketing, Learning & Development, Accounting, Revenue Management, and Human Resources to ensure all field and regional positions are effectively hired and trained in accordance with Company standards.

· Continually monitor property operating and financial performance throughout the year. On an ongoing basis, develop and implement adjustments to strategic and operational plans, as appropriate. 

· Create activities to ensure that the operating plan is being carried out and that the Company’s objectives and Core Values are being adhered to with regard to property maintenance, resident experience, supplier/contractor relations, competitive pricing of goods and services, staff development, and other property management disciplines.

· Review individual property position and performance compared to competitors. Work with Regional Managers and Property Managers to analyze effective rental rates for all assets.

· Develop a strong understanding of the real estate markets within the area of responsibility, including trends (both real estate and general economic) that will have an impact on the assets: construction and development pipeline, population growth or decline, impactful employment changes, military deployment, and transaction activities of major real estate players. 

· Utilize a hands-on management and leadership style to mentor members of the team with the goal of continually optimizing performance and long-term value of each asset.

· Ensure that the Company policies and procedures, metrics, systems, best practices, management structures, management reporting systems, compensation systems, use of information technology, and training programs are consistently enforced to comply with the Company Standards.

· Provide leadership in the overall organizational health and morale of the team by assisting in the coordination of activities and events of the Company functions such as picnics, company award ceremonies, and retreats.

Requirements

 

Knowledge:

· Knowledge of the multifamily industry

· Basic understanding of accounting, finance, and real estate investment analysis

Skills:

· Strong interpersonal skills

· Excellent written and oral communication skills

· Advanced skill level with MS Excel

· Intermediate skill level with MS Word

· Intermediate skill level with Microsoft Outlook/Exchange

· Solid analytical/logical mindset and high attention to detail

· Highly proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook) and Adobe Creative Suite

The expected compensation range for this position is $170,000 - $180,000 annually, which includes base pay plus variable incentive pay, if eligible. This range represents a good faith estimate for this position. The specific compensation offered to a candidate may vary based on factors including, but not limited to, the candidate’s relevant knowledge, training, skills, work location, and/or experience.
