Description
Purpose: This job description provides an overview of the experience, essential functions, physical and other requirements, working environment and non-essential job functions for this position at CAF Management with or without reasonable accommodations.
Experience: Experience with computers (Word and Excel, Onesite, or other property management software), Social Media sites, and email are required. A high school diploma or equivalent is required. CAM, ARM or CCRM designations are a plus. Additionally, the following are required:
1. Ability to accurately perform intermediate mathematical functions.
2. Ability to interact well with co-workers, supervisors, guests, vendors, contractors and the public in a professional and pleasant manner.
3. Strong customer service skills.
4. Good organizational and verbal skills.
5. Ability to work in a fast-paced environment.
Essential Job Functions:
- 1. Assist the property manager in the day to day operations of the property to achieve the highest level of professionalism by all team members in the office and on the property. These duties include but are not limited to the following: a. Operate the office in a professional, clean, uncluttered and well-staffed manner.
- b. Maintain the office and resident files in a confidential and secure manner.
- c. Review all rental and move-in files for accuracy.
- d. Input new residents in Onesite.
- e. Input traffic daily.
- f. Enter and file completed service requests.
- g. Follow up on maintenance work orders.
- h. Collect rent in a timely basis. Ensure that the proper legal notices are given, and deadlines met concerning filing eviction, filing writs and attending court hearings.
- i. Immediately inform and refer any liability claims, legal complaints or other violations to the Property Manager and Regional Manager.
- 2. Maintain and encourage excellent resident relations by all members of the team. This includes but is not limited to the following: a. Promptly attend to resident comments and/or complaints.
- b. Require all team members to be friendly, open and available to the residents and co-workers while discouraging non-fraternization.
- c. Ensure that the proper move in paperwork, keys and remotes are prepared for a new resident.
- d. Inspect make ready apartments prior to move in.
- 3. Support the property manager’s efforts to create and monitor all aspects of marketing and leasing for the property. This includes but is not limited to the following: a. Be familiar with the sub-market where the property is located including all competing properties and their rents, specials, occupancy, and their management company.
- b. Be current with the businesses and retail nearby, hiring trends, new construction and any other aspects of the sub-market and overall market that could impact occupancy and/or income of the property.
- c. Assist in the creation of marketing surveys and any other tools.
- d. Supervise the leasing tours and closing techniques to achieve the best possible closing ratios.
- e. Responsible for leasing apartments, improving occupancy and generating traffic.
- 4. Perform all Essential Job Functions on the “Leasing Consultant” job description.
Physical Requirements:
1. Will need to be on feet (50% to 75%).
2. Will need to perform the following physical activities (50% to 100%).

Perform routine office duties such as filing into high and low cabinets; copier and printer maintenance; picking up debris other items on property.

Inspect and show property by accessing upper floor apartments and interior apartments with multiple levels.

Store supplies, inspect property.

Typing, writing, operate office equipment, unlocking doors, handling packages and supplies.
