POSITION SUMMARY
Provides a range of processing services for home equity loans. Responsible for home equity processing from loan officer submission through the closing/funding of the loan. Ensure the timely and accurate packaging of all loan submissions from loan officers, branch staff and referral partners, while ensuring that the applicant’s documents are accurate and comply with lending guidelines and state and federal compliance. Provides accurate and quality service to members by collecting, analyzing, processing, and preparing loan documents for Home Equity loans. Supports and maintains effective member relations and resolves member problems by delivering a service excellent attitude that builds trust and loyalty to inspire our members, employees, and communities.
ESSENTIAL FUNCTIONS & RESPONSIBILITIES
• Home Equity Processing – Perform technical analysis of member documentation to identify, evaluate, and determine accuracy and compliance. Analyze and calculate debt to income ratios. Review credit report for any discrepancies not discovered in the origination process. Verify debts and add to application any outstanding debts not listed, re-calculate payments, verify income and assets. Order and examine title search, insured closing letters, and appraisal. Obtain insurance approvals as necessary. Review homeowner’s insurance certifications and ascertain appropriate coverage is in place to protect the interest of the credit union against financial loss from physical damage or defects. Secure corrections in a timely manner and obtain additional information deemed necessary to make an underwriting decision.
• Quality Control – Ensure that each loan is processed accurately by making sure the file is properly disclosed, processed, and conforms to the Truth-in-Lending Act (TILA), Real Estate Settlement Procedure Act (RESPA), and HMDA. Prepare closing instructions to the Real Estate Closer and clear appropriate conditions. Answer questions regarding closing requirements for members and internal staff. Manages a pipeline of loans and maintain a timely and compliant flow of such loans through the process while working independently.
• Training/Mentoring – Assist other employees in product knowledge and application development. Organize and participate in employee and member training sessions.
• Business Communication and Relationships – Enter clear, concise comments, edit information and document application status on appropriate loan systems. Communicate professionally in oral and written format with internal and external customers regarding status requests, missing information, explanation of required documentation and/or closing information.
• Performs other duties as assigned.
QUALIFICATIONS & REQUIREMENTS
EDUCATION: Equivalent to a two-year college degree or completion of a specialized course of study at an accredited educational facility preferred.
EXPERIENCE: 3-5 years of experience in mortgage loan processing including VA and conventional lending. Knowledge of mortgage related requirements, procedures, and underwriting criteria. Understanding of second mortgage loan processing functions, including pre-disclosure, FACT ACT, Good Faith Estimates and other regulatory requirements in a financial institution preferred.

• Thorough knowledge and understanding of organization’s Employee Handbook and policies.
• Must demonstrate a functional knowledge of the Bank Secrecy Act in addition to other Federal laws, including but not limited to U.S. Patriot Act, Office of Foreign Assets & Control, Anti-Money Laundering, Right to Financial Privacy Act, and the Bank Bribery Act.
