Role Overview: First Coast CMS is looking for a hands-on, experienced Pool & Facility Maintenance Technician. This is not a desk job. It requires serious hustle, technical knowledge, and the grit to work outside in the elements. Your primary focus will be daily commercial pool operations and comprehensive facility maintenance. We expect you to ensure our pools are perfectly balanced and compliant, our grounds are safe, and the facilities are fully operational. We need a professional who knows their way around a pump room and doesn't need to be micromanaged.


Working Conditions & Physical Demands:

  • The Environment: You will be working outside in varying weather conditions, including intense sun and humidity. You must be completely comfortable performing heavy physical labor in the Florida heat.
  • Physical Requirements: You will be on your feet, walking long distances around the facilities, bending, and moving heavy equipment all day. You must be able to safely lift 75 pounds.
  • Independence & Mobility: You will travel between different amenity locations within the community. You are expected to be a self-starter who manages time efficiently and knocks out work orders independently.
  • The Schedule: Facilities operate seven days a week. Flexible availability, including weekends or on-call support, is absolutely required for this role, as well as major summer holidays (Memorial Day, 4th of July, Labor Day).

Core Responsibilities:

  • Pool Operations & Equipment: Execute daily commercial pool maintenance. Test water, balance chemicals, clean the pools, and inspect pumps, filters, heaters, and related systems. Handle seasonal openings, closings, and routine inspections to ensure safe operations.
  • Facility Maintenance: Handle routine maintenance and minor repairs across the property, including basic plumbing, electrical, and carpentry tasks.
  • Compliance & Cleanliness: Ensure all pool areas strictly meet Florida Department of Health regulations. Maintain clean pool decks, furniture, and storage areas. Pitch in to assist with general facility cleanup when necessary.
  • Work Orders & Vendors: Respond to maintenance requests and close out work orders efficiently using a mobile device. Coordinate with external vendors when specialized repairs are required.
  • Event Setup: Handle the heavy lifting to prep, set up, and tear down for large community events, while maintaining a professional demeanor with residents.

Requirements

Requirements:

  • Active CPO Certification: You must currently hold a valid Florida Certified Pool Operator (CPO) certification.
  • Commercial Pool Experience: You must have at least 2 years of hands-on experience working on commercial or large facility pools, with deep knowledge of pool chemicals, testing procedures, and equipment maintenance.
  • General Maintenance Experience: You must have a minimum of 2 to 5 years of proven experience in general property, facility, or grounds maintenance.
  • Regulatory Knowledge: Familiarity with Florida Department of Health pool regulations and safety standards.
  • Physical Capability: Must be able to work outdoors in the Florida heat and safely lift 75 lbs.
  • Transportation: Valid driver’s license and reliable transportation to drive between our locations (occasional travel required).
  • Background Check: All offers of employment are strictly contingent upon the successful completion of a comprehensive background check.
  • Work Authorization & Age: You must be at least 18 years old and legally authorized to work in the United States (we do not offer visa sponsorship).
