GSF Properties Inc. is seeking a Resident Manager for our community in downtown Fresno, CA. Join a dynamic and growing property management team!
In this role, you will lead and oversee a 45-unit tax credit affordable housing community. The ideal candidate will have experience in affordable housing and a strong understanding of LIHTC compliance, along with property operations, leasing, and resident relations. You will be responsible for driving occupancy, maintaining the property, and ensuring compliance with all regulatory and company requirements while delivering an exceptional resident experience and supporting ownership’s financial goals.
This position is Monday through Friday, 8:00 AM to 5:00 PM, with a pay range of $21.50–$23.00 per hour depending on experience and includes a two-bedroom apartment and full benefits.
Key Responsibilities:
- Oversee daily operations of a 45-unit LIHTC (tax credit) community
- Ensure full compliance with LIHTC regulations, reporting, and audits
- Manage leasing activities, including applications, certifications, and recertifications
- Maintain accurate resident files and compliance documentation
- Monitor occupancy and implement strategies to minimize vacancies
- Provide excellent customer service and build positive resident relationships
- Coordinate maintenance to ensure property upkeep and curb appeal
- Enforce community policies and address resident concerns promptly
- Assist with budgeting, expense control, and achieving financial goals
- Collaborate with the Portfolio Manager, Compliance Director, and Compliance team to ensure regulatory adherence and operational success

Qualifications & Requirements:
- At least 1 year of solid affordable housing or property management experience
- Strong knowledge of LIHTC (tax credit) compliance, including certifications and recertifications
- Experience with leasing, resident relations, and day-to-day property operations
- Ability to maintain accurate files and ensure regulatory compliance
- Strong communication, organizational, and customer service skills
- Self-motivated, detail-oriented, and able to manage multiple priorities
- Proficient in basic computer systems and property management software
- Dependable and able to work independently while collaborating with a team
- Ability to live on-site at the downtown Fresno property
- Available to work Monday–Friday, 8:00 AM–5:00 PM
