Blanton Turner is seeking a highly organized and proactive Centralized Maintenance Technician II to support multi-family property management teams across our portfolio. This role focuses on bringing practical know-how, good judgment, and a people-first mindset to a portfolio of communities that each have their own personality. A Day in the Life
Portfolio-Wide Work Order Response
- Complete assigned work orders across multiple properties in a timely, professional, and efficient manner.
- Travel between communities and adjust to changing priorities, urgent needs, and location-based scheduling.
- Diagnose maintenance issues within the scope of the Tech II role and determine appropriate repair methods.
- Schedule and coordinate with vendors for complex work order items.
- Communicate clearly with the Maintenance Supervisor or Property Manager, property teams, residents, and teammates regarding status, access, parts, delays, and follow-up needs.
- Document work performed, materials used, time spent, photos, notes, and recommended next steps in the work order system.
Unit Turns, Move-Out Inspection and Make-Ready Support
- Complete small repair items identified during apartment turnovers and move-out inspections.
- Support inspection walkthroughs by identifying repair needs, documenting concerns, and completing assigned follow-up work.
- Perform minor drywall patching, touch-up painting, hardware repairs, fixture replacements, and general make-ready tasks.
- Schedule cleaning, carpet cleaning and other vendor services as necessary.
- Help ensure homes are clean, functional, safe, and ready to welcome the next resident.
Basic Preventative Maintenance
- Own preventative maintenance including routine inspections and Cap Ex improvements.
- Replace HVAC filters and document completion as scheduled.
- Perform routine drain cleaning, troubleshoot basic plumbing issues and identify recurring plumbing concerns.
- Replace lightbulbs, batteries, filters, and other routine items.
- Inspect and perform basic cleaning or care for fireplaces, BBQs, and related amenity items.
- Move, clean and organize trash bins and waste areas.
- Clean dog runs, pet area and exterior amenity spaces as assigned.
- Perform pressure washing and support curb appeal, ground and common area cleanliness.
- Report larger maintenance trends, safety hazards, or repeated issues to the Maintenance Supervisor or Property Manager.
- Support preventive maintenance schedules so properties stay in top shape and teams stay ahead of the work.
Workflow Optimization & Improvements
- Identify process inefficiencies and recommend improvements to increase accuracy and throughout.
- Contribute to the evolution of centralized maintenance roles and scalable operation models within Blanton Turner.
Must be able to work flexible hours and respond to after-hours requests
Requirements
· Prior experience in multifamily residential maintenance, facilities maintenance, construction, or related trade required.
· Prior experience with apartment turns, move-out inspections and common area upkeep preferred.
· Ability to perform basic and intermediate maintenance repairs with limited supervision.
· Working knowledge of basic plumbing, doors, locks, hardware, caulking, painting, general repairs, and make-ready work.
· Ability to safely use hand tools, power tools, ladders, maintenance equipment, and basic diagnostic tools.
· Experience with Yardi, Entrata, HappyCo or Elise AI preferred.
· Strong problem-solving skills, attention to detail, and the ability to prioritize work across multiple properties.
· Clear communication skills and a customer-service approach to resident and team interactions.
· Ability to read, understand, and follow work orders, safety guidelines, company policies, and supervisor direction.
· Valid driver license, reliable transportation, and ability to travel between assigned properties as required by company policy.
Physical Requirements
- Comfortable standing for two hours at a time while work is performed
- Able to stand on varying surfaces such as carpeting, linoleum, tile, concrete, gravel, dirt, and grass for multiple hours throughout the day
- Standing is intermittent with walking
- Lifting/Carry 10 to 50 pounds - when lifting various supplies or equipment.
- Assistance is available in moving furniture that weighs over 50 pounds
- Push & Pull Occasional pushing and pulling when moving furniture. Carts may be available for moving heavier equipment.
- Able to climb stairs and occasionally climb ladders when cleaning gutters, painting or performing other job duties.
- Bend/Stoop: Frequent bending occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
- Crouch: Occasional crouching occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
- Twist: Occasional twisting may occur when performing carpentry work.
- Kneel: Occasional kneeling occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
- Crawl: Rare crawling will occur to use crawl space to check facility pipes, and wiring
- Environmental Factors: May be some whole-body vibration when operating heavy equipment. May be subject to changes in temperature when outdoors and when going from indoors to outdoors. 80% of the position is performed indoors and 20% is performed outdoors. Exposure to paint, paint thinner, wallpaper glue as related to commercial and residential property management
