Summary of Duties and Responsibilities
The Groundskeeper is responsible for maintaining the cleanliness, appearance, safety, and overall condition of the organization’s exterior grounds, public spaces, walkways, parking areas, and surrounding property. This role performs a variety of groundskeeping, cleaning, and general exterior maintenance duties to ensure the facility consistently reflects a clean, safe, and welcoming environment for guests, visitors, team members, artists, and vendors.
Essential Duties and Responsibilities
- Maintain cleanliness, appearance, and presentation standards throughout exterior grounds, walkways, plazas, parking areas, entryways, public gathering spaces, benches, stairways, elevators, and surrounding property areas.
- Perform routine exterior cleaning duties including sweeping, litter removal, trash collection, gum removal, graffiti removal, pressure washing, and debris cleanup.
- Operate groundskeeping and maintenance equipment safely and effectively, including but not limited to blowers, edgers, sweepers, power washers, golf carts, and related tools and equipment.
- Monitor exterior areas for cleanliness, safety hazards, maintenance concerns, irrigation issues, or operational needs and report concerns timely to Facilities management.
- Assist with maintaining outdoor seating areas, public spaces, and special property features to ensure they remain clean, safe, and in good working order.
- Perform routine cleaning and maintenance of drains, gutters, troughs, and related exterior infrastructure.
- Support daily trash removal and waste management efforts throughout the property.
- Hand water landscaping areas and assist with routine irrigation monitoring and inspections as assigned.
- Assist landscaping contractors with minor cleanup efforts and daily grounds support activities.
- Maintain equipment, tools, and assigned work areas in a clean, organized, and operational condition.
- Complete assigned daily logs, work records, or related documentation accurately and timely.
- Support Housekeeping and Facilities operations with interior and exterior cleaning duties as needed, including assigned interior stairwell cleaning.
- Support event-related exterior maintenance, setup, breakdown, and operational needs as assigned.
- Assist with seasonal or deep-cleaning projects of exterior property areas.
- Follow proper handling, storage, and use of cleaning chemicals and equipment.
- Perform all duties in accordance with organizational policies, operational procedures, and established safety guidelines.
- Support the Facilities department with additional projects, initiatives, and operational needs as assigned.
- Performs other duties as assigned within the scope of the position.
Required Education, and Experience
- High school diploma or equivalent required.
- Minimum of one (1) to two (2) years of experience in groundskeeping, landscape maintenance, custodial services, facilities maintenance, or a related field preferred.
- Previous experience operating groundskeeping tools, equipment, and power machinery preferred.
- Experience working in commercial properties, hospitality, entertainment venues, or large public facilities preferred.
- Basic knowledge of exterior cleaning methods, landscape upkeep, irrigation monitoring, and general grounds maintenance practices preferred.

- Must be at least 18 years of age or turn 18 within 30 days of employment.

- Ability to read, write, and communicate effectively in English is required; other languages such as Spanish would be beneficial but not required.
- Excellent and professional communication and interpersonal skills, with the ability to communicate effectively with team members, leadership, contractors, vendors, and guests as needed.
- Strong attention to detail and commitment to maintaining high cleanliness, safety, and presentation standards.
- Ability to work effectively under pressure in a fast-paced environment and adapt to changing operational needs.
- Strong organizational, dependability, and teamwork skills with the ability to support collaborative departmental operations.
- Working knowledge of groundskeeping tools, equipment, exterior cleaning methods, and general maintenance practices preferred.
- Ability to safely operate and maintain groundskeeping equipment and motorized tools in accordance with operational and safety guidelines.
- Ability to identify, report, and assist in resolving routine maintenance, safety, or property appearance concerns in a timely manner.
- Must demonstrate sound judgment and the ability to handle responsibilities with professionalism and accountability.
- Ability to work independently with minimal supervision while effectively prioritizing assigned responsibilities and managing time efficiently.
- Availability to work varied shifts, including evenings, weekends, and holidays as determined by operational needs.
- Must be legally authorized to work in the United States.
Computer Skills
- Basic knowledge of and ability to use word processing, databases, spreadsheets, and internet applications.
- Ability to access, review, and respond to work-related communications and information electronically.
- Ability to utilize mobile devices, tablets, radios, or other electronic equipment to support daily operational responsibilities.
- Ability to complete basic work documentation, logs, checklists, and reporting requirements accurately and timely.
- Basic use of Microsoft Office, particularly Excel, Word, and Outlook

- Requires sufficient manual dexterity and coordination to safely operate groundskeeping tools, power equipment, machinery, computers, golf carts, and other assigned equipment.

- Requires the ability to wear and properly utilize required personal protective equipment (PPE), including but not limited to gloves, safety glasses, hearing protection, respirators, harnesses, and other protective equipment as required for specific tasks or environments.

- Requires the ability to wear and utilize a two-way radio for extended periods and respond promptly to operational, safety, and facility-related needs across the property.
