About the Role

Description

Facilities Maintenance Manager

  

General Purpose:

Oversees repair, modifications, and other preventative/planned activities of building facilities, equipment, fixtures, and building systems. Supervises and directs maintenance technicians in troubleshooting property, plant, and equipment issues. Performs a variety of tasks, from routine preventative/planned maintenance operations to overseeing capital installation and construction projects. Maintain necessary documentation to track project work stats and necessary reports.


Essential Functions:


(Facilities)

· Plan and coordinate all facility related installations and refurbishments.

· Inspect buildings’ structures to determine the need for repairs or renovations.

· Review utility consumption and strive to minimize costs.

· Manage and review service contracts.

· Develop ROI for facility related capital purchases.

· Ensure compliance with regulations.

· Monitor life safety systems, perform routine visual inspections.

· Responsible for overall condition of all assigned properties.

· Coordinate plumbing, electrical and HVAC planned and preventative maintenance and repairs.

· Prepare and submit necessary reports to remain compliant with township ordinances.

· Read and understand commercial blueprints, local codes, and ordnances (zoning, electrical, plumbing mechanical, etc.). 

· Recommends maintenance, mechanical, electrical and supporting facility design modifications. 


(Maintenance)

· Manage the upkeep of equipment and supporting facilities to production requirements and safety standards.

· Supervise and coordinate outside service contractors for equipment related repair and preventative maintenance.

· Oversee the daily workflow of the maintenance department.

· Keep financial and non-financial records.

· Negotiate contracts with outside vendor for execution of required work or services.

· Develop, understand, monitor facility and maintenance related budgets.

· Approve all facility and maintenance related invoices, assign appropriate account numbers for them.

· Manage equipment PM database.

· Assist in identifying equipment downtime losses, and drive countermeasures to correct.

· Coordinate with OEM technical support when necessary.

· Performs additional responsibilities as requested to achieve business objectives.


Marginal Functions - (Facilities)

· Walk through facility during shut down times (long weekend, planned shut periods between holidays, etc.).

· Walk through facility during/after extreme weather conditions (i.e., high winds, hailstorm, winter storm periods)

· Representative for Fleetwood for the James Street Industrial Complex.

· Attend township/county meetings as needed.

· Handle building related maintenance for Fleetwood South.

· Assign facility keys to employees as needed.

· Contact person for cold food, snack, and beverage vending services.


Qualifications:

· A Bachelors’ degree in Engineering or equivalent.

· A minimum five years’ engineering management experience in industrial facility maintenance, equipment maintenance, commercial construction, and property management.

· Personnel management with the experience in supervising, motivating, training, and scheduling staff.

· Ability to comprehend blueprint details and specifications.

· Knowledge of building related codes and local ordinances. 

· Able to make data driven decisions under pressure. 

· Must have and exhibit good safety awareness and judgement. 

· Ability to plan direct and supervise staff.

· Must be able to manage and balance the responsibilities of the position. 

· Must be able to complete objective given from management without specific direction. 

· Must be able to work and relate to other people in a professional manner.


Physical Demands

· Hands on position.

· Ability to bend, climb, work off a ladder and lift minimum of 50 lbs.

· Confidence while working at elevated heights.
