• 18+ years of architecture and planning experience in retail/hotel/real estate industry with at least 10 years experience with a real estate developer on large Retail, commercial projects

Overall Purpose/Objective

Of the job

Drives the Architecture and Planning team in delivering various projects in line with their design intent, and the strategic plans of the management, by empanelling and coordinating with best-in-class international/local consultants and architects and effective project-management

Key Responsibilities

(List major responsibilities, that you have,  to achieve the key objectives)

• Understand the location�s business plan, as finalized by the Management in terms of the real estate mix to be constructed and the proposed timelines for the same
• Understand the varied requirements for the proposed development and identify reputed consultants / architects to be empanelled for specific functional areas
• Evaluate and recommend cost options related to partnering with various consultants/ architects across various functional areas and ensure that for every project there is adherence to allocated budget through the entire life cycle of the project
• Conduct a detailed site analysis in terms of its boundaries, topography, impediments to development
• Finalize the international design consultant for various projects in coordination with the Management
• Review and approve the pre-qualification criteria for empanelment of local architects and consultants; in coordination with the GM � Architecture & Planning (Hotel) and the DGM - Architecture & Planning (Mall)
• Finalize the design brief of the project/s in coordination with the Managing Director and provide it to the international design architect and then drive the concept design phase
• Finalize the concept design in coordination with the Management/ Board and provide the same to the empanelled consultants and local architects
• Review the designs/ drawings submitted by the Structural, MEP/ Services, Interior design, Back of House, Landscape, Fa�ade, Lighting, Acoustics and AV consultants for alignment with the design intent
• Post all discussions and reviews, monitor development of GFC (good for construction) drawings by the local architect for timely completion and hand-over to the Projects team after final approval from Management
• Review the details / drawings provided by the fa�ade and landscape consultants for feasibility and approvability by the local authorities and approve the same
• In case of a hotel project, review and finalize the concept, schematic and detailed drawings for the mock-up room and supervise construction of the same to ensure adherence to approved design
• At the time of handover, ensure that the snag list provided by the Operations team of the mall is resolved by the Architecture and Planning team in a timely manner, with help from the local architects, consultants and Projects team
