Key Responsibilities

  • Knowledge of and compliance with company standards, policies, and procedures
  • Maintain compliance with all Fair Housing standards in all resident interactions
  • Maintain property standards for cleanliness, appearance, safety, and functionality
  • Maintains a professional appearance at all times by practicing good personal hygiene and wearing a clean, presentable uniform. 
  • Respond to service requests in a timely, professional, and customer-focused manner
  • Flexibility to work overtime, on weekends, and participate in the emergency on-call rotation as dictated by business needs.  
  • Assist with preventative maintenance programs and scheduled inspections
  • Conduct property walks and equipment audits; identify and address maintenance issues
  • Safely operate hand and power tools
  • Perform apartment turnover activities, including cleaning, painting, and repairs
  • Maintain consistent communication with the management team regarding timelines, priorities, and progress 
  • Perform physical tasks including lifting up to 50 pounds, climbing, bending, kneeling, and standing for extended periods 
  • Participate in snow removal activities as directed by the management team

Technical Knowledge

  • Working knowledge and hands-on experience with:

   o Various HVAC systems    

   o Plumbing (water heaters, drain clearing, fixture repair and replacement)    

   o Minor electrical repairs    

   o Appliance repair    

   o Drywall preparation and repair, painting, and basic carpentry

  • General understanding of building systems, including fire sprinkler, fire alarm, and central mechanical/HVAC systems (as applicable)
  • Understanding of and ability to assist with work order management and apartment make-ready processes
  • Ability to learn and effectively navigate assigned maintenance applications and related technologies

Development & Training

  • Monthly safety training as part of Heatherwood’s Safety Culture 
  • Ongoing technical training
  • Providing resources and support to help you successfully complete and maintain all necessary credentials, such as EPA type I, II & Universal, CPR, CPO, and standpipe certifications (NYC).
