About the Role

LotusWorks is an Engineering Services provider specializing in managing Commissioning, Construction Services, Calibration, Operations & Maintenance scopes of work within global manufacturing facilities. We are seeking an experienced Mechanical Commissioning Engineer to lead and execute the commissioning process of HVAC mechanical systems for complex facility projects. The ideal candidate will be responsible for ensuring that all mechanical systems are installed, tested, and operate according to design intent and ASHRAE commissioning guidelines. This role requires strong technical knowledge, documentation skills, and the ability to coordinate with multiple project stakeholders.

Responsibilities:

Planning & Documentation (Pre-Commissioning Phase)

  • Develop and implement mechanical commissioning plans in accordance with ASHRAE guidelines.
  • Review design documents, specifications, and issued-for-construction (IFC) drawings in the role of Task Leader (TL).
  • Create system verification checklists and detailed functional test procedures.
  • Review and enhance the mechanical Sequence of Operations (SOO).
  • Collaborate with Test and Balance (TAB) contractors to establish comprehensive testing protocols.

Technical Execution (Commissioning Phases 2–6)

  • Factory Witness Testing (Phase 2 – ASHRAE Level 1)
  • Lead factory acceptance tests for mechanical equipment to verify performance before delivery.
  • Document results and confirm compliance with project specifications.

Construction & Installation Verification (Phase 3 – ASHRAE Level 2)

  • Conduct detailed visual inspections of HVAC installations, structural supports, and clearances.
  • Verify mechanical code compliance and oversee pressure/hydro and duct leakage testing.
  • Inspect equipment access for maintenance and validate sensor/control system installations.

Operational & Functional Testing (Phases 4–5 – ASHRAE Levels 3–4)

  • Coordinate and oversee TAB activities for both air and water systems.
  • Test and verify mechanical system controls, including cross-system dependencies.
  • Perform Functional Acceptance Testing against established SOOs.
  • Validate cleanroom AHU performance and required certifications.

Integrated Systems Testing (Phase 6 – ASHRAE Level 5)

  • Lead testing to ensure integrated operation of mechanical and building systems.
  • Evaluate system-level performance metrics, energy consumption, and efficiency.
  • Test and validate specialized systems, including MAHs, exhausts (scrubbed, solvent, silane), and cooling coils.

Quality Assurance & Documentation

  • Maintain complete and accurate commissioning records for all mechanical systems.
  • Track and resolve HVAC non-conformance issues throughout the project lifecycle.
  • Produce comprehensive commissioning reports, ensuring compliance with ASHRAE 90.1 energy standards.
  • Review and provide feedback on O&M manuals.

Coordination & Management

  • Participate in and contribute to weekly commissioning team meetings.
  • Coordinate efforts with TAB contractors and the Facility Operations team.
  • Lead training sessions for stakeholders on mechanical system operations.
  • Support final owner acceptance and handover activities.

Post-Occupancy Activities (Phase 7)

  • Conduct opposite season performance evaluations and balancing.
  • Perform 11-month system performance verifications.
  • Confirm continued mechanical system performance under real load conditions.
  • Any other duties or responsibilities that may be assigned to you.

Skills Required:

  • Minimum 4 years commissioning HVAC, boilers, chillers, air handlers, roof top units in a semiconductor environment.
  • Strong knowledge of ASHRAE commissioning guidelines and energy standards.
  • Experience with cleanroom and critical environment systems is highly desirable.
  • Proficient in interpreting technical drawings, specifications, and control sequences.
  • Excellent communication, documentation, and organizational skills.

Education / Licenses / Certifications:

  • Bachelor's degree in mechanical engineering or related field is preferred, not required.
  • ATT-M Certification strongly preferred.
  • Commissioning Certification is preferred.
  • Proof of education, licenses, and certifications will be required where applicable.

The pay range shown reflects the minimum and maximum hourly rates the company may offer for this position. The final rate will depend on factors such as skills, experience, and qualifications.

Hourly Rate
$40$55 USD

Eligibility for per diem is determined by company policy and is applicable only under specific circumstances, based on job location and travel requirements.

Weekly Per Diem
$1,400$1,400 USD
