About the Role
We are seeking a Maintenance Manager who will take pride in leading maintenance efforts at the Hammocks on 20th Apartment Community in Gainesville . This is a "hands-on" role focused on maintenance, teamwork, and high-quality service. This position does not oversee staff, but will work closely with onsite teams to ensure timely repairs and resident satisfaction.
The Maintenance Manager reports to the Hammocks on 20th Property Manager.
PAY: $24 - $28 per hour
LOCATION: Hammocks on 20th Apartments, 3751 SW 20th Ave. Gainesville, FL
SCHEDULE: Full Time, typically 8am - 5pm Monday - Friday.
**On-call rotation schedule is required**
Main Responsibilities
- Ensure the completion of all service requests
- Complete work orders, repairs, and unit turns across multiple properties
- Perform HVAC, plumbing, electrical, carpentry, and general & preventative maintenance tasks
- Assist onsite teams during high-volume periods and special projects
- Maintain positive communication with staff and residents
- Participate in the on-call rotation for after-hours emergencies
- Ensure all work meets safety and code requirements
- Perform inventory and ensure all keys are kept securely, in compliance with Miya's Law
- Additional tasks assigned by management
Requirements
- 3+ years of experience in Multi-family Maintenance
- Strong HVAC, plumbing, electrical, and appliance repair skills
- EPA Type II or Universal/608 certification
- Team-oriented, reliable, and professional
- Valid driver’s license and dependable transportation
- Must be available to work flexible hours to be available to work an on-call schedule rotation

- Has knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.)
