Summary of Position
The Multi-Site Maintenance Technician is responsible for supporting maintenance operations across multiple PRAXM communities throughout Indiana. This position ensures all assigned properties are maintained in accordance with PRAXM standards, safety guidelines, and budgetary objectives.
This role reports directly to the Regional Manager and works in collaboration with on-site Community Managers/Maintenance Supervisors at each assigned Indianapolis location. The position requires flexibility, strong organizational skills, and the ability to work independently while traveling between properties as needed.

Responsibilities
- Complete all maintenance service requests in a timely and professional manner in accordance with community policies and PRAXM standards.
- Travel between assigned properties to address maintenance needs, staffing gaps, unit turns, inspections, and special projects.
- Assist with maintaining consistent maintenance standards across multiple communities.
- Communicate effectively with the Regional Manager regarding property conditions, supply needs, and project updates.
- Maintain and repair HVAC systems, implementing preventative maintenance measures aligned with budgetary goals.
- Repair and maintain simple electrical circuits, switches, outlets, lighting fixtures, plumbing components, appliances, and general building systems as needed.
- Complete and document preventative maintenance activities to ensure accurate recordkeeping and compliance.
- Identify potential maintenance risks and proactively recommend solutions.
- Prepare vacant apartments to market-ready condition in accordance with PRAXM standards and timelines.
- Support unit inspections and assist with maintaining high curb appeal and property presentation standards.
- Assist in maintaining cleanliness of common areas, pools, amenities, and grounds.
- Support lawn care, landscaping, parking lot upkeep, and snow removal as required.
- Ensure safety and compliance standards are upheld across all assigned communities.
- Participate in a rotating on-call schedule and provide after-hours emergency support as assigned.
- Respond promptly to urgent maintenance issues across properties within the assigned portfolio.
- Maintain knowledge of and adhere to Fair Housing guidelines, safety standards, and company policies.
- Support consistent implementation of operational procedures across multiple sites.
Requirements
Skill Requirements
- HVAC certification/designation preferred.
- Strong troubleshooting and diagnostic skills across multiple maintenance disciplines.
- Exceptional customer service skills, including strong written and verbal communication.
- Working knowledge of RealPage (or other property management software).
- Knowledge of federal and state housing regulations.
- Ability to work independently with strong time management and organizational skills.
- Reliable transportation required with willingness to travel regularly between properties throughout Indiana.
- Ability to accommodate a rotating on-call schedule and varied work schedule, including weekends and holidays as needed.
Work Environment
- Frequent travel between multiple property locations within Indiana.
- Ability to work indoors and outdoors in varying weather conditions.
- Must be available during standard office hours at assigned properties and during scheduled on-call hours.
- Physical demands include walking, climbing stairs, bending, sitting, standing for extended periods, and occasionally lifting up to 50 lbs.
Compensation
- $23 - $26/hour
