About the Role

Description

The HVAC & Maintenance Specialist is a portfolio-based technical leader responsible for advanced HVAC diagnostics, complex repairs, and maintenance support across multiple multifamily properties. This role serves as a high-skill resource deployed to properties experiencing increased workload, system failures, staffing gaps, or complex mechanical issues. 5 Years of Experience Preferred.

Key Responsibilities:

Advanced HVAC & Mechanical Systems

  • Diagnose and repair central boiler systems (hydronic and gas), furnaces and rooftop units, split systems and condensers, and PTAC’s and mini-splits. 
  • Troubleshoot zone valves, circulators, pumps, expansion tanks, gas valves and ignition systems, compressors and control boards. 
  • Perform refrigerant recovery and charging in compliance with EPA standards.
  • Support season boiler startup/shutdown and system balancing. 


Portfolio Support & Deployment

  • Travel between properties as assigned. 
  • Support sites during heating season emergencies, staffing shortages, large work order backlogs, and capital replacement projects. 
  • Assist with complex plumbing, electrical, and mechanical issues beyond standard technician scope. 


Vendor Reduction & Cost Control

  • Evaluate when work can be completed in-house vs. outsourced. 
  • Provide cost estimates for internal repair vs. vendor replacement. 
  • Assist leadership with mechanical assessments and capital planning. 
  • Reduce repeat HVAC and mechanical calls. 


Maintenance Leadership Support

  • Mentor maintenance technicians on troubleshooting techniques.
  • Assist in training staff on HVAC best practices.
  • Identify recurring building issues and recommend long-term solutions.
  • Support inspection readiness (NSPIRE/REAC standards). 


Documentation & Accountability

  • Complete detailed work order documentation. 
  • Track time and material usage accurately.
  • Maintain organized mechanical rooms and roof areas.
  • Follow all safety procedures including lockout/tagout.


Training and Comprehension:

  • Fair Housing Law
  • Policies, procedures, and reasonable accommodations
  • Communication training, both verbal and written
  • Other Trellis University Training as assigned


In addition, the HVAC & Maintenance Specialist will perform other reasonable business-related duties as assigned.

Requirements

Minimum Requirements:

  • Previous experience with building automation systems. 
  • Ability to work independently without supervision.  
  • Strong electrical troubleshooting skills.
  • Ability to make sound decisions in high pressure situations. 
  • Strong work ethic, reliability, and attention to detail.
  • Ability to prioritize work across multiple properties.
  • Professional resident and staff communication skills. 
  • Valid driver’s license, vehicle insurance and ability to drive daily to sites.

Education & Experience:

  • 5+ years HVAC experience (multifamily strongly preferred)
  • EPA Universal Certification
  • Special Engineer boiler license
  • NATE Certification preferred
  • Minneapolis gas competency card preferred

Physical Requirements:

  • Ability to lift 50+ pounds and perform physical labor daily.
  • Ability to work outdoors in varying weather conditions.
