In this key leadership role, you will be responsible for overseeing and optimizing the overall performance and profitability of a portfolio of properties across Oregon. This includes shaping and executing property management strategies, enhancing resident satisfaction, and driving strong financial outcomes for ownership.
The Senior Regional Manager plays a critical role in coordinating site teams, leading with clarity and confidence, and collaborating across departments to maintain consistency and excellence in operations. A strong understanding of local real estate trends and prior lease-up management experience are essential for success in this position. Position: Senior Regional Manager
Location: Stratum Central Office, 27375 SW Parkway Ave., Wilsonville, OR 97070 (plus frequent site travel)
Schedule: Full-time position, Monday through Friday
Classification: Exempt position, not eligible for overtime pay
Pay Range: $105,000 - $120,000 per year
Bonuses: Eligible for performance-based bonuses tied to NOI, occupancy, and team performance
Cell Phone Stipend: $75/month or $900/year
Mileage Reimbursement: Provided for approved business-related travel

Key Responsibilities
Strategic Leadership and Team Development
- Inspire, coach, and retain high-performing teams
- Develop future leaders through mentorship and career pathing
- Align team efforts with company mission and performance goals
Financial and Asset Management Expertise
- Oversee budgeting, NOI drivers, capital planning, and financial reporting
- Analyze property performance and recommend strategies for optimization
- Ensure ROI through expense control and revenue growth
Operational Oversight and Execution
- Manage day-to-day operations across multiple residential and commercial properties
- Ensure compliance with fair housing, safety, maintenance, and legal regulations
- Drive standardization and continuous improvement across sites
Marketing and Lease-Up Strategy
- Develop and adjust marketing plans based on occupancy trends and local market dynamics
- Oversee lease-up strategies and repositioning of assets
- Ensure demographic targeting and brand consistency across all assets
Communication and Cross-Functional Collaboration
- Communicate clearly and persuasively with ownership, site teams, and internal departments
- Resolve conflicts, provide feedback, and deliver stakeholder reports
- Promote cross-department collaboration to achieve portfolio goals
Job Requirements
- Bachelor’s degree in Business, Real Estate, or a related field preferred
- Real estate license preferred in Oregon; industry certifications such as CPM, CAPS, or CAM are a plus
- Proficiency in Yardi and Microsoft Office applications including Excel and Word
- 3-5 years of experience as a Regional Property Manager
- Demonstrated leadership in a multi-site role
- Experience managing both lease-up and stabilized assets
- Commercial property management experience preferred
- Advanced skills in financial analysis, budgeting, and strategic planning
- Excellent verbal and written communication
- Proficiency in Yardi or similar property management software
- Valid driver’s license and ability to travel frequently within Oregon
Physical Requirements
This position requires frequent standing, walking, sitting, bending, stooping, twisting, and talking. Employees must regularly use repetitive motions of the hands, wrists, and fingers to handle documents and operate office equipment. Occasional lifting of up to 50 pounds, climbing stairs or stepstools, and pushing or pulling may be required. The role may involve working indoors and outdoors in varying weather conditions, inspecting property grounds, and operating a golf cart. Motor skills and coordination are necessary to safely perform tasks, and the ability to remain focused and effective during periods of high stress is essential.
