- You lead with vision by inspiring and mentoring Community Directors with empathy, accountability, and bold leadership!
- Cultivate a culture of excellence, growth mindset, and continuous development by conducting thoughtful performance evaluations and championing individual career paths.
- Partner seamlessly with fellow regional managers—inside and outside your assigned region—to share insights, elevate performance, and drive company-wide alignment.
- Collaborate deeply with cross-functional teams—including Client Experience, Marketing, Information Technology, and People Services—to ensure strategic alignment and execution across every touchpoint of the business.
- Model exceptional communication skills that influence upward, across, and downward—ensuring clarity, trust, and alignment with clients, team members, and internal stakeholders.
- You Are the Operations Expert!
- Lead the day-to-day operations of a diverse and growing portfolio with operational excellence, ensuring each community thrives and delivers on Kairoi’s service promise. As well as provide support for the RVP in their absence, ensuring all priorities are managed and critical needs are addressed.
- Develop and execute strategic operational initiatives that enhance resident satisfaction, drive hospitality-driven experiences, and support optimal team performance. In addition, support regional-level culture initiatives and incentives.
- You’ll get to work hand-in-hand with Marketing, Client Experience, People Services, and IT to operationalize brand initiatives, technology rollouts, hiring needs, and training strategies that bring performance to life at every level.
- Conduct regular property visits, audits, and inspections to maintain compliance, identify areas of opportunity, and ensure each asset reflects the highest brand standards.
- Empower your teams with tools, resources, and clear processes that allow them to anticipate needs, solve problems proactively, and uphold Kairoi’s “5% Distinction.”
- You Are the Financial Strategist!
- Own the financial success of your portfolio: analyze trends, interpret KPIs, and make data-driven decisions that drive NOI growth and market-leading performance.
- Build and manage thoughtful, strategic budgets, working closely with Asset Managers and clients to align on priorities and forecast growth.
- Identify cost-saving opportunities while balancing the resident experience, and continuously optimize resource allocation for maximum ROI.
- Guide your teams in understanding the financial impact of their decisions, instilling strong business acumen at every level.
- You Are the Market Expert & Client Champion!
- Serve as a trusted advisor to clients, bringing insights on market conditions, competitive trends, and strategic recommendations that support asset performance
- Foster long-term relationships through proactive communication, trust, and responsiveness, ensuring client goals are exceeded and expectations are managed with integrity.
- Represent Kairoi with pride in the marketplace, advocating for your communities and building partnerships that add value beyond the front door.

Requirements
Key Skills and Abilities Needed to Succeed in This Role:
- Bachelor’s Degree in Business, Marketing, Hospitality Management, HR, Organizational Psychology or Real Estate is a plus, but not required.
- 10+ Years in property management with a minimum of 5 years in a regional manager or similar role.
- Financial Acumen & Asset Performance
- Strong understanding of budgeting, forecasting, and financial planning at a regional level
- Expertise in financial management, NOI growth, and complex asset oversight
- Proven ability to analyze financial trends, identify opportunities, and optimize operational efficiencies
- Experience in capital planning, investment strategy, and maximizing asset value
- Leadership & Team Development
- Track record of leading large, multi-region teams in your designated region.
- Ability to recruit, train, and develop high-performing property and regional teams
- Strong focus on employee engagement, workplace culture, and succession planning
- Experience managing diverse teams across multiple property types, including high-end and mixed-use communities
- Complex Asset Management & Operational Excellence
- Proven ability to oversee luxury and high-performing multifamily assets in competitive markets
- Experience with high-rise, mixed-use, and resort-style communities
- Expertise in implementing operational best practices across multiple markets
- Ability to leverage data and technology for efficiency, customer satisfaction, and financial success
- High-Level Communication & Client Relationship Management
- Strong ability to communicate with investors, executive teams, and diverse clients - large and small
- Experience building and maintaining long-term client relationships with property owners and stakeholders
- Ability to negotiate contracts, manage expectations, and provide strategic solutions
- Skilled at handling high-pressure situations and delivering results in competitive luxury markets
- Business Development & Growth Strategy
- Proven ability to identify new opportunities and expand business in luxury markets
- Experience in building partnerships with high-end developers, hospitality brands, and service providers
- Ability to drive revenue growth through innovation, strategic marketing, and brand positioning
- Knowledge of competitive landscapes in your designated region and portfolio.
- Ability to successfully enter new markets and establish a strong market presence through strategic growth initiatives, relationship-building, and operational excellence.
