About the Role

Description

  

The Senior Project Manager is responsible for managing the largest and most complex construction projects while serving as a senior leader within KO Construction. This role is designed for a highly experienced professional who can drive project execution, build and improve operational systems, and contribute to the long-term scalability of the construction platform.

This individual will partner closely with leadership to enhance processes, implement systems (including Procore), and develop team members, while maintaining accountability for project performance across budget, schedule, and quality


HOURS: Full-Time, Monday through Friday 

WORK LOCATION: Minnetonka, MN (with some travel to job sites)


ESSENTIAL JOB FUNCTIONS

  • Develop, review, and finalize construction documents for entitlement, permitting, and construction; maintain an ownership mindset throughout the full project lifecycle 
  • Manage and execute large-scale construction projects, including budgets exceeding $20M+, schedules, and stakeholder coordination 
  • Source and contract professional service agreements for design and engineering 
  • Manage schedules, budgets, RFIs, submittals, permits, and invoices 
  • Coordinate design drawings and procurement of structural steel with Supply Chain Manager 
  • Coordinate subcontractors and vendors; ensure compliance with contract requirements and quality standards 
  • Lead client relationship management alongside Directors and executive team 
  • Track and report project and department metrics (schedule variance, compliance logs, margin forecasts) 
  • Prepare management of billable hours and invoicing systems 
  • Develop and refine SOPs, workflows, and project delivery systems to improve consistency and scalability 
  • Lead or support implementation of construction management systems (e.g., Procore), ensuring adoption across teams 
  • Identify operational gaps and drive continuous improvement across project execution and team performance 
  • Collaborate cross-functionally with Accounting, Operations, Asset Management, and Leadership to ensure alignment on financials, timelines, and reporting 
  • Lead and facilitate project management and team meetings; document key decisions and lessons learned 
  • Oversee procurement, subcontractor agreements, and pay applications 
  • Resolve conflicts proactively, manage risk, and escalate appropriately when needed 
  • Provide leadership and direction to Project Managers, Site Supervisors, and field personnel 
  • Mentor and develop team members while reinforcing accountability, performance standards, and company culture 
  • Operate with a high degree of autonomy while maintaining alignment with leadership priorities 
  • Travel to job sites regularly to oversee execution, support teams, and ensure quality standards are met


REQUIREMENTS/QUALIFICATIONS 

  

  • Strong negotiation and client facing communication skills
  • Proven ability to manage budgets of $20M+
  • Strong analytical and problem-solving skills
  • Construction Project Management experience (8+ years) 
  • Demonstrated ability to lead teams and influence performance across functions
  • Experience improving processes, implementing systems, or scaling operations within construction environments
  • Proficient with Microsoft Office 365, Procore, and Bluebeam (preferred)
  • Leadership experience coaching and mentoring staff.
  • Driver's License (Required) 


PHYSICAL REQUIREMENTS 

  

  • Prolonged periods sitting at a desk and working on a computer 
  • Must be able to lift up to 15 pounds at times 
  • Moderate travel required, including site visits and field engagement
