We currently have an opening for a Maintenance Technician.

The Maintenance Technician performs skilled work that supports the efficient operation, upkeep and general maintenance/repair of buildings, facilities, electrical and mechanical systems, equipment, fixtures, and grounds for assigned developments. Requires basic plumbing and electrical repair skills. Reports to the Property Manager.

 Essential Duties & Responsibilities 

  • Inspects the interior and exterior of the building and parking lot daily, checks for repair and cleaning needs. Troubleshoots, diagnoses and repairs, buildings, facilities, fixtures, equipment, and property. Performs preventive maintenance functions.
  • Completes work orders for residential apartment repairs in a timely fashion coinciding with the work requested. Documents tenant charges.
  • Repairs and treats structures such as floors, bathtubs, sinks, cabinets, walls, roofs, stairways, and carpets; Repairs and replaces windows, screens, doors, and hinges; Repairs and adjusts locks on doors, cabinets, closets; Fabricates keys; Inspects various ventilation units; Installs, maintains and service equipment such as ranges, refrigerators, heating systems, air conditioners, and water heaters; Install fire extinguishers and maintains service schedule; Monitors site deliveries; Moves or arranges for moving of furniture and equipment. Makes minor repairs when feasible on major appliances.
  • Reports unauthorized visitors; Reports unusual or extraordinary circumstances regarding the property or residents.
  • Responds to emergency cleanups such as spills and clogged drains.
  • Understands and follows guidelines for safe handling of toxic and/or caustic chemicals and other hazardous materials.
  • Cleans internal areas of buildings, including buffing, dusting, sweeping, and mopping; Washes windows; Empties trash cans and consolidates trash for weekly pickup.
  • Completes vacant units to make ready status according to established procedures.
  • Operates light trucks to pick up and deliver equipment and supplies.
  • Commits to excellence in customer service.
  • Maintains confidentiality of all resident activity and information.
  • Understands and operates within company safety standards and policies.
  • Participates in the On-Call rotation for after-hours maintenance emergencies. Respond to and correct after-hours emergencies on a timely basis.
  • Ensures security of the maintenance shop at the close of each workday.

Qualifications/Requirements 

• High school diploma or equivalent

• 2+ years general maintenance experience

• Valid Georgia driver’s license, proof of auto insurance, and acceptable driving record

• HVAC experience /certification is a plus.

 

Compensation Starting range based on experience - $17.00 to $21.00/hr.
