Job Title: Maintenance Director

Department: Environmental Services

Reports to: Administrator

Location: Symphony Care Network

FLSA Status: Exempt


Position Summary:

In keeping with our organization’s goal of improving the lives of the Residents we serve; the Environmental Services Supervisor plays a critical role in maintaining all physical plant assets on the property, as well as providing superior customer service and housekeeping services to all Residents in the facility. The Environmental Services Supervisor is responsible for the planning, development and overall operation of the Maintenance, Housekeeping and Laundry Departments which ensures the facility is maintained in a clean, odor free and safe manner.


Principal Duties and Responsibilities:

- Responsible for the completion of all service and repair tasks as assigned.

- Operates the maintenance, housekeeping, and laundry departments in a safe manner by ensuring compliance with Federal, State, and local regulations and following established policies and procedures.

- Ensures the physical building meets all safety and building codes.

- Responsible for the cleaning and sanitizing of Residents rooms and all areas inside the facility as well as outside and the entire property.

- Ensures the facility is kept cleaned, sanitary, and odor free at all times in compliance with Federal, State, and local regulations.

- Responsible for operating the Maintenance, Housekeeping and Laundry Departments within budgetary guidelines and limitations. 

- Schedules vendors and contractors for necessary building repairs and emergencies outside the scope of routine maintenance.

- Assists in emergency situations related to the physical plant and acts as the facility’s safety officer.

- Ensure that regular equipment and systems maintenance schedules are monitored and followed at all times.

- Works with department heads to ensure routine maintenance in Residents care areas does not interfere with the care or safety of Residents.

- Responsible for operating the Maintenance Department within budgetary guidelines and limitations. 

- Completes annual performance reviews of all subordinate staff. Provides guidance and education to staff in regard to their performance.

- Responsible for training and educating staff members.

- Assure that established infection control and standard precaution practices are maintained at all times. Follow established safety precautions when performing tasks and using equipment and supplies.

- Reports all hazardous conditions, damaged equipment and supply issues to the appropriate persons.

- “On-Call” responsibilities for emergent environmental/maintenance issues. 

- Maintains the comfort, privacy and dignity of Residents and interacts with them in a manner that displays warmth, respect and promotes a caring environment.

- Must answer and respond to call lights promptly and courteously when working in Resident care areas.

- Assist with new admissions, re-admissions and assist with the transfer of Residents to different rooms within the facility. 

- Communicates and interacts effectively and tactfully with Residents, visitors, families, peers and supervisors.

- Maintains a high level of confidentiality in accordance with HIPAA guidelines at all times and protects confidential information by only providing information on a “need-to-know” basis. 

- Attend and participate in departmental meetings and in-services as directed.

- Understands Infection Control and follows the Company’s Infection Control guidelines, such as hand washing principles, understanding of isolation and standard precautions, recognizing signs and symptoms of infection, demonstrating and understanding of the process for identifying and handling infectious waste and cross contamination, maintaining personal hygiene, and complying with OSHA standards in the workplace.

- Promotes and Protects Resident Rights by assisting Residents to make informed decisions, treating Residents with dignity and respect, protecting Residents’ personal belongings, reporting suspected abuse or neglect, avoiding the need for physical restraints in accordance with current professional standards, and supporting independent expression, choice and decision-making consistent with applicable laws and regulations.

- Regular and reliable attendance. 

- Perform other tasks as required. 


Supervisory Responsibility:

Supervises employees in the department and others for whom they are administratively or professionally responsible by following policies and applicable laws. Uses independent judgment and discretion on behalf of the organization in the performance of these duties.

Supervisory responsibilities include interviewing, hiring and training environmental serviceemployees; labor management; scheduling, planning, and assigning and directing work; receiving calls and finding replacements for absent staff; preparing performance evaluations, monitoring and correcting job performance of employees, and handling disciplinary action for employees, up to and including discharge; and fixing and approving timecards for payroll.

Requirements

Required/Desired Qualifications:

Education, Training, and Experience:

- High school diploma or equivalent.

- Two years’ experience in a housekeeping supervisory or Environmental Services role in a Health Care setting.

- Knowledge of LARA regulations.

Other Special Requirements:

  •  Tolerate frequent exposure to blood, body tissues, and bodily fluids with occasional exposure to hazardous materials and infectious diseases. As well as, frequent exposure to laundry chemicals. Frequent exposure to latex, and plastic materials used for personal protective equipment.
  •  Manual dexterity required to operate modern office equipment. 
  •  Ability to travel as needed or assigned.
