Your role at a glance
The Portfolio Manager (m/f/d), supports the Global Portfolio Management team by supporting the AMS1 JV and being the point of contact for FRA4 F&G assets (S-REIT).This role consolidates building-level data to evaluate asset performance in relation to client mix, lease terms, operational expenditures, and market value.
The analyst collaborates with cross-functional teams including Finance, Sales, Accounting, and Operations to support strategic asset lifecycle decisions.
What we are looking for
Key responsibilities:
- Oversee business of JV (AMS1) and FRA4 F&G (S-REIT) and its development, monitor performance, and implement improvements to optimize financial health.
- Ensure compliance with key agreements including JV / S-REIT, funding, operator, and third-party covenants.
- Prepare and present board-level reports, providing strategic financial insights to drive investment decisions.
- Assess financial impact of key business decisions related to JV / S-REIT, customer contracts, suppliers, and pricing, ensuring data-driven decision-making.
- Lead together with teams asset development financial strategies, ensuring financing, liquidity, and compliance.
- Support JV finance functions including budgeting, cash management, planning, accounting, year-end closing, and reporting.
- For S-REIT only: borate with Sales to evaluate deal structures and margin impact and manage approval of customer & vendor deals
- Analyse rent rolls and develop financial databases across relevant assets.
- Calculate and track global cost allocations to different regions
Required knowledge and skills:
- Bachelor’s degree in Finance, Accounting, Math, Engineering, or related field.
- Multiple years of experience in financial or data analysis.
- Advanced Excel skills (formulas, pivot tables, modelling).
- Experience with SQL and data visualization tools (Power BI or similar).
- Strong PowerPoint skills for executive-ready presentations.
- Excellent analytical and problem-solving skills.
- Experience with financial systems (e.g., SAP, Yardi) is a plus.
- Ability to work independently and cross-functionally in a fast-paced environment.
- Strong written and verbal communication skills.
- Demonstrated ability to manage multiple tasks and deadlines.
- Act as a ‘business partner’.
