Position Summary: The Maintenance Technician is responsible for overseeing all aspects of property maintenance at The Century, ensuring that all common areas, amenities, and residential spaces are maintained to the highest standard. This position oversees the property’s maintenance program, including in-unit annual inspections, routine upkeep, and all maintenance-related requests submitted through the property’s ticketing system.
Working under the supervision of the Chief of Engineering and in coordination with the Building Engineering team, this role is solely dedicated to maintenance operations. The Maintenance Technician will manage, distribute, perform, and document all maintenance and inspection activities while maintaining consistent communication with residents, vendors, and management. Professional presentation and clear communication—both verbal and written—are essential to success in this position.
Primary Responsibilities
- Oversee and execute all maintenance operations within the property, including common areas, amenities, and in-unit work.
- Manage and maintain the property’s maintenance program and in-unit annual inspection schedule, ensuring all work is properly tracked and documented.
- Review, assign, and complete all maintenance tickets submitted through the property’s ticketing system, maintaining thorough documentation of each task.
- Conduct and document in-unit annual inspections, ensuring proper coordination with residents and accurate reporting of all findings.
- Communicate directly with residents in person and in writing to coordinate maintenance activities and provide status updates on requested work.
- Work collaboratively with the Engineering team to ensure consistent follow-through on maintenance items and seamless coordination between shifts.
- Perform minor plumbing, electrical, and HVAC troubleshooting as needed to resolve in-unit and property-wide maintenance issues.
- Coordinate vendor access and assist with oversight of third-party maintenance and repair work to ensure quality and compliance with The Century’s standards.
- Maintain the cleanliness, organization, and professional appearance of all maintenance work areas.
- Uphold and promote The Century’s high standards of service, safety, and property presentation.
Required Skills and Experience
Technical Expertise
- Plumbing: Strong understanding of high-rise plumbing systems; ability to snake drain lines, clear riser backups, and troubleshoot in-unit plumbing issues.
- Electrical: Basic electrical skills, including replacing 120–277V outlets, emergency lighting fixtures, and ballasts.
- HVAC: Ability to inspect and troubleshoot in-unit HVAC systems, including water-source heat pumps.
General Skills
- Excellent verbal and written communication skills with a professional and polished demeanor when interacting with residents, vendors, and management.
- Strong organizational and documentation skills; must ensure all work is recorded accurately and promptly.
- Ability to manage and prioritize multiple maintenance tasks while maintaining a calm, professional approach in a resident-facing environment.
- High attention to detail and commitment to maintaining the luxury appearance and function of all building spaces.
Preferred Qualifications
- Experience working in luxury high-rise residential buildings, hotels, or comparable environments.
- Familiarity with computerized maintenance management or ticketing systems.
- Prior experience coordinating or leading maintenance programs is highly desirable.
Physical Requirements
- Ability to lift up to 50 lbs., climb ladders, and access confined spaces when necessary.
- Regular walking, standing, bending, and manual dexterity for maintenance work.
Requirements
The ideal candidate will have prior experience in high-rise residential, hotel, or HOA environments, with strong customer service skills and a solid understanding of building operations.
