The Director, AHS Operations serves as the second-in-command of Atlas Home Services, functioning as the operational backbone of the division. This role owns day-to-day execution across all AHS departments — Turns, R&M, Maintenance Technicians, Accounting & Finance, and Construction/CapEx — while simultaneously driving strategic build-out in new markets and new owner partnerships. The Director works in close partnership with the VP of AHS to scale the platform, replicate operational success, and ensure AHS is positioned to run — not react — as volume and client count grow.

Operations Execution 

·  Own day-to-day performance across all AHS departments; identify and resolve bottlenecks before they reach the VP. 

·  Drive operational KPIs including WO completion time, turn cycle time, cost-per-turn, gross margin, and revenue per employee. 

·  Lead weekly departmental reviews and accountability meetings; translate metrics into action plans. 

·  Implement and enforce SOPs across all markets; ensure consistency as AHS scales. 

·  Manage vendor performance, escalations, and preferred vendor relationships in coordination with the Vendor Operations Manager. 


New Market & Owner Strategic Build-Out 

·  Lead operational build-out in new markets: staffing, vendor network, systems setup, and client onboarding. 

·  Partner with the VP and growth team to convert new capital partnerships and owner relationships into live, performing markets. 

·  Develop and execute market-specific launch plans with defined revenue, cost, and quality benchmarks. 

·  Drive standardization of the AHS model so market replication is systematic, not ad hoc. 

·  Serve as primary operational point of contact for new clients and owners during the integration phase. 


Financial Performance 

·  Partner with VP and Finance to manage AHS P&L at the departmental level; accountable for NOI, margins, and expense controls. 

·  Own payroll-to-revenue ratio improvement; ensure team headcount scales efficiently with volume. 

·  Support bad debt reduction and invoice control discipline across the portfolio. 

·  Monitor and report on financial performance to VP on a regular cadence with clear variance analysis. 


Team Development 

·  Recruit, develop, and retain department leads and coordinators across all markets. 

·  Build cross-training programs to eliminate single points of failure in critical functions. 

·  Maintain documented quarterly development plans for all direct reports. 

·  Establish a recruiting pipeline capable of supporting AHS growth targets through 2030


What you get: 

  • $80,000 – $110,000 base salary. 
  • 10-20% Annual Performance-Based Bonus paid out monthly based on KPIs

Requirements

What you bring:

  • 5+ years of progressive operations leadership in property management, construction management, or a related field. 
  • Demonstrated ability to manage multi-department teams across multiple markets simultaneously. 
  • Strong financial acumen; comfortable owning a P&L, reading variance reports, and driving cost discipline. 
  • Experience building out new markets or business lines from the ground up. 
  • Track record of scaling operational systems — not just managing them. 
  • Excellent communication skills with owners, capital partners, and internal leadership teams. 
  • AppFolio, BuilderTrend, or comparable property management/project management platform proficiency preferred.

  • Standing: Frequently required to conduct property inspections, meet with residents, and perform office tasks.

  • Carrying: Occasionally required to carry light to moderate weight items, such as keys, paperwork, or small tools.

  • Climbing: Occasionally required to inspect multi-story properties or access property exteriors.
  • Driving: Regularly required to travel between properties.
