Job Summary:
The Facilities Field Supervisor will lead, oversee, and manage the Field Coordinator /Inspections Team and vendor requirement management. They are responsible for the ongoing facility maintenance of a large portfolio of properties locally and in other neighboring Texas Cities; maintaining good relationships with the various entities involved in the day-to-day facility operations at each location. These entities include tenants, the internal real estate leasing department, and vendors as well as partners and other customers. It combines independent work with team collaboration to support the quality and appearance of MIMCO properties. The Candidate must have leadership skills that can direct team duties, responsibilities and expectations to deliver properties in a cost-effective efficient manner. The Candidate must be comfortable with leading multiple projects at one time and familiarizes themselves with each property to be able to answer questions about specific utilities and spaces at center.

Requirements
Essential/Key Functions:
• Define and develop solutions to support facility services and administer the distribution, management and completion of all facility repair service work orders
• Hire, manage, support and train all direct reports to ensure compliance with MIMCO direction and objectives
• Monitor, track, code and evaluate the invoices of all vendors to ensure they conform according to the contracted due dates, Scope of Work (managing scope creep), and expected quality
• Review invoice compliance with MIMCO LLC’s requirements
• Approved invoices assigned in workflow
• Approve and/or forward invoices for approval at the proper authority level
• Maintain a professional business relationship by directly and indirectly negotiating maintenance contracts and matters pertaining to facilities services.
• Resolving facility problems amicably and effectively with tenants, vendors and MIMCO peers and counterparts, building good rapport with colleagues
• Find and onboard quality vendors to ensure competitive pricing
• Maintain all properties to the standards and direction set by MIMCO, LLC management
• Develop 3 months, 6 months and yearly preventative maintenance schedules, plans and budgets and provide reports as requested
• Review and measure inspections based on what life is left on property large ticket items (roof, parking lot, parking lot lights, fire suppression, HVAC, painting of building).
• Obtain bids the large preventative maintenance items that will be distributed to property authority level.
• Budgetary responsibilities including expense control and invoice review and approval
• Work collectively with Property Management to address Landlord repair items in a timely manner
• Review routine and documented inspections of properties. Review results for large scale issues / projects from these inspections with the Facilities Vice President and summarize finding for senior leadership
• Ensure all issues identified are resolved by issuing a work order to track progress
• Review leases to verify MIMCO LLC’s responsibilities for Facilities Management
• Ability to hold vendors accountable, write detailed scopes of work, RFP’s and review contracts
• Follow all guidelines set by Facilities Vice President and COO including multiple proposals for larger projects, using software tools for RFP’s and finding the most cost-effective solutions for facilities projects
• Take appropriate and timely action when vendors fail to meet their obligations
• Ensure future and current projects are tracked on the Maintenance Project Tracker, including weekly updates and photos
• Manage all time keeping for direct reports in Paylocity, including PTO, corrections, schedules and overtime successfully
• Adhere to all company policies and procedures
• Perform other duties as assigned by management

Minimum (Required) Qualifications:
Education
• Associate’s degree or certification in a relevant trade or technical program.
• Bachelor's degree is preferred but not required.
Experience
• 10+ years of Facilities Management experience to include HVAC, Electrical, Roofs, Asphalt, Concrete, Plumbing, Irrigation and Utilities.
• Financial analysis experience is a plus

• Bilingual in English and Spanish preferred, with the ability to communicate effectively both verbally and in writing in English
