Purpose of the Role
BGIS is seeking an experienced Property Accountant to support the financial management and governance of a diverse property portfolio. Reporting directly to the Finance Manager, you will work collaboratively with Property Managers, Facilities teams, clients and internal stakeholders to deliver accurate financial reporting, lease accounting support and meaningful property insights.
This role will have a strong residential property focus, alongside commercial assets, requiring an understanding of different lease structures, tenancy arrangements and property-related financial requirements.

Key Responsibilities
- Prepare and reconcile lease-related financial entries including rent, outgoings and incentives, ensuring alignment with lease terms and accounting standards.
- Maintain accurate property cost records, including rent, utilities, repairs and maintenance expenditure.
- Support monthly property finance reporting, including budget utilisation, cost trends and financial insights.
- Complete annual outgoings reconciliations and ensure recoverable expenses are accurately recorded.
- Work closely with Property Managers, Facilities Managers and client representatives to understand and communicate financial impacts.
- Support property, leasing and finance teams with data analysis and reporting to assist informed decision-making.
- Maintain property financial datasets within Power BI and Microsoft Fabric.
- Identify opportunities to improve workflows through digital tools, including Power Automate and enhanced data processes.
- Ensure strong financial governance and compliance across the property portfolio.
Education, Experience & Skills
Essential:
- Experience in property accounting, lease accounting or real estate finance.
- Strong understanding of property accounting principles, lease structures, rent reviews, outgoings and property cost allocation.
- Knowledge of relevant legislation, policies, standards and agreements, including Estate Agents Act trust accounting requirements.
- Relevant tertiary qualification in accounting, finance, commerce or a related discipline.
- Strong Excel and Microsoft Office skills, with the ability to analyse and interpret financial data.
- Ability to adapt to changing priorities and embrace new technologies and process improvements.
- Strong communication skills with the ability to build positive relationships with internal and external stakeholders.
Desirable:
- Experience supporting government property portfolios.
- Experience using property management systems such as Manhattan and/or PropertyMe.
- Victorian trust accounting training.
- Experience working with Power BI, Microsoft Fabric or workflow automation tools.
Workplace Flexibility
This permanent position is based in Melbourne CBD, close to public transport, with a hybrid arrangement of three days in the office or on site and two days working from home.
