POSITION OVERVIEW
Perlo Construction is seeking an experienced Commercial Construction Project Manager to lead projects from initial planning through final completion in Cherokee, Alabama. This position is responsible for organizing and supervising construction activities, managing budgets and schedules, coordinating project partners, and ensuring work is completed safely, efficiently, and in accordance with project requirements.

The Project Manager will serve as a primary point of contact for clients and construction professionals while working closely with Senior Project Managers, executive leadership, architects, subcontractors, vendors, suppliers, Project Engineers, and field crews. This role requires strong construction knowledge, independent decision-making, financial oversight, contract administration, risk management, and the ability to lead teams through changing project conditions.

• Oversee commercial construction projects from initial conception through completion of the finished structure.
• Maintain day-to-day communication with clients, construction professionals, architects, subcontractors, vendors, suppliers, and field teams.
• Read and interpret blueprints, structural drawings, specifications, and complete plan sets.
• Maintain strong working knowledge of construction materials, processes, terminology, equipment, and field operations.
• Create, manage, and update project budgets throughout the construction lifecycle.
• Estimate construction management activities and self-perform work items.
• Create, update, and manage project schedules to support timely and efficient completion.
• Review proposals and negotiate with vendors, suppliers, and subcontractors.
• Prepare and present project proposals, clarifications, alternates, and value-engineering options to clients and architects.
• Partner with the Senior Project Manager and executive leadership to negotiate owner contracts.
• Review and process subcontracts and subcontractor change orders.
• Review and process submittals, requests for information, change proposals, and owner change orders.
• Prepare and distribute accurate project meeting minutes.
• Conduct onsite meetings with clients, architects, subcontractors, Project Engineers, and construction crews.
• Collaborate with architects, subcontractors, and field teams to confirm the physical and operational feasibility of each project.
• Identify and respond to potential project risks, conflicts, delays, and safety concerns before they negatively affect performance.
• Prepare and submit project billings to clients.
• Review and approve vendor and subcontractor payments.
• Prepare and submit project cost projections.
• Support quality-control activities and the punch-list process.
• Assist with marketing and business-development initiatives when needed.
• Directly supervise Project Engineers within the Construction Services Department.
• Interview, hire, train, coach, and support assigned employees in accordance with organizational policies and applicable laws.
• Plan, assign, and direct work while reviewing performance and maintaining accountability.
• Address employee concerns, resolve problems, and take appropriate corrective action when necessary.
• Maintain professional, collaborative relationships and contribute to a cooperative team environment.

COMPENSATION
• $90,000-$150,000 annual salary

SCHEDULE
• Full-time position
• Onsite in Cherokee, Alabama
• Regular, punctual, and predictable attendance is required
• Work includes office responsibilities and participation in onsite construction meetings

• 5 or more years of related construction experience, training, or an equivalent combination of education and experience REQUIRED

• Ability to occasionally climb, balance, stoop, kneel, crouch, crawl, and reach with hands and arms REQUIRED

• Ability to perform frequent computer work and meet the visual demands of reviewing detailed construction documents REQUIRED
