About the Role
Job Purpose
Manage and coordinate the property valuation exercises for the Group to safeguard the interest of the Group and property value.
Main Accountabilities
- Manage and coordinate the statutory and ad-hoc valuation property valuation for KLCC Group of Companies and Joint-Venture Companies, service efficiently and effectively, ensuring consistency on value as per the Malaysia laws, guidelines, standards and acceptable by international practices.
- Coordinate property valuation services for PETRONAS asset under the General Management Services Agreement.
- Manage the appointment of Independent Registered Valuer for capital and rental valuation exercises for KLCC Group of Companies, Joint-Venture Companies and PETRONAS.
- Coordinate the internal valuation exercises to accurately estimate the capital and rental value of properties for specific purposes in timely manner.
- Manage the internal valuation for new assessment list objection for hearing purposes to government agencies and authorities in defending the property value to protect the interest of the Group.
- Manage the submission of valuation reports to the client in a timely and efficient manner
- Maintain list of approved Independent Registered Valuer for KLCC Group of Companies and Join-Venture Companies.
- Review appointed Independent Registered Valuer performance, opinion of value and report quality.as per Malaysian Valuation Standard.
Requirements
- Strong property valuation background
- Strong understanding of commercial real estate market, legislation, law and other real estate policies and procedures
- Good in communication, presentation and report writing skill
- Good in verbal and written Bahasa Malaysia and English.
- Good in leadership skill, communication and problem solving
- Minimum Bachelor Degree in Real Estate/Estate Management/Property Management or Land Administration or equivalent
- Minimum 10 years of working experience in real estate market preferably property management of commercial property and/or real estate valuation or equivalent
- Registered Valuer, Estate Agent and Property Manager from Board of Valuers, Appraisers, Estate Agents and Property Managers and/or member of Royal Institution of Surveyor Malaysia and/or Royal Institution of Chartered Surveyor United Kingdom and/or other relevant real estate professional bodies, is an added advantage.
