Moving to Success, Inc. (MTS), formerly known as Macon Housing Moving To Success Programs, Inc., is a 501c3 nonprofit entity with a 4-Pillar focus: Health & Wellness, Family Self Sufficiency, Community Gardens, and Community Engagement. We also have a food pantry called the Food Hub. We provide an array of programs and services for residents of Macon Housing Authority (MHA) senior, multi-family, and public housing developments; along with residents of Macon-Bibb and surrounding counties. Our mission is “to empower low-income families and older adults by providing comprehensive programs and support services to foster self-sufficiency and promote holistic well-being.” To this end, our objectives are to: • Increase older adults’ independence to help them age-in-place • Improve adult’s physical and mental health, education, and employability • Improve children’s educational, social, physical, and emotional well-being • Increase multi-generational engagement to encourage community and family connectivity We partner with various organizations and foundations to foster support and grant funding for programs and services engineered towards these objectives.
About the Role

MHA seeks an enthusiastic, career minded, self-motivated individual to serve as the Property Manager for an affordable housing community. This job is perfect for a hard-working and professional team player motivated by setting and upholding standards to make their property stand out from the rest.


Primary Responsibilities

  • Initiate and manage core business processes, including leasing, resident relations, marketing, maintenance, budgeting, rent collection, recertification, vendor relations, selection and recruitment, and team development.
  • Approve lease applicants for properties without a centralized admission function.
  • Move in new residents, to include lease preparation and signing, unit inspection, and processing of required records; Perform quality leasing interview, stressing lease obligations, neighborhood services and resident participation opportunities.
  • Conduct annual tenant reexaminations; Process interim changes in tenant income and family composition and required documents for administration of amendments.
  • Collect damage charges; Arbitrate disputes and recommend waiver of charges if in error; Advise residents on avoidance of future charges.

Qualifications/Requirements

  • A four-year degree in public or business administration, social science or a related field
  • 3+ years of experience in multi-family housing management
  • Direct supervisory/management experience
  • Ability to communicate fluently
  • Computer skills including Microsoft Outlook, Excel, and Word
  • Strong work ethic and willingness to learn
  • Valid Georgia driver’s license, proof of personal auto insurance, and acceptable driving record

  • Keen attention to detail
  • Ability to work and communicate effectively with special needs populations and individuals from diverse backgrounds
  • Low-Income Housing Tax Credit (LIHTC), Project-Based Rental Assistance (PBRA) and HOME programming experience
  • Yardi experience 
  • Professional communication with vendors, residents, and coworkers
  • Flexible to change and able to multi-task in a fast-paced environment
  • Professional personal appearance
  • Available 24/7 to respond to emergency situations; available to work weekends as required
