About the Role

JOB SUMMARY:

The Make-Ready Technician at Apartment Management Professionals (AMP) plays a vital role in preparing apartment units for new residents by performing general maintenance and repairs. This includes troubleshooting, diagnostics, and housekeeping tasks to ensure units and property facilities are in optimal condition. The Make-Ready Technician is responsible for completing maintenance service requests, performing repairs on electrical, plumbing, carpentry, and appliance issues, and ensuring units are turned over in a timely manner. Excellent customer service, adherence to safety standards, and compliance with local regulations are key components of this role.


ESSENTIAL FUNCTIONS:

  • Complete all maintenance service requests as assigned in a timely manner.
  • Ensure apartment units are turned over efficiently and within established timelines.
  • Follow and complete the make-ready and punch checklist to ensure all tasks are completed.
  • Identify and address issues requiring repairs, including basic electrical, plumbing, carpentry, drywall, and appliance repairs (e.g., toilets, light switches, garbage disposals, ceiling fans, etc.).
  • Install and remove appliances, ceiling fans, light fixtures, and blinds.
  • Perform touch-up painting duties for both exterior and interior surfaces as required.
  • Respond promptly to tenant requests, delivering excellent customer service.
  • Ensure compliance with all Federal, State, and local laws, including Fair Housing regulations.
  • Perform any other duties as assigned to ensure smooth operations


Requirements

SKILLS AND REQUIREMENTS:

  • Proficient in basic electrical, plumbing, drywall/paint, carpentry, ceramic/tile, and appliance installation, removal, and repairs.
  • Experience with turnovers and make-readies of vacant units in the multifamily industry is preferred.
  • High school diploma or equivalent required.
  • Strong multitasking abilities, with excellent organizational skills and the ability to meet deadlines.
  • Availability to work on-call, including after-hours and weekends, as needed.


PHYSICAL REQUIREMENTS:

  • Must be capable of lifting and carrying objects weighing up to 50 lbs. regularly and up to 100 lbs. occasionally.
  • Requires the ability to stand, bend, stoop, squat, and kneel for extended periods.
  • Must be able to safely climb ladders and stairs as part of daily tasks.


WORKING CONDITIONS:

  • This is a hands-on role that combines physical work with occasional office responsibilities.
  • Significant time will be spent outdoors, with exposure to varying weather conditions and elements
