Seeking a Compliance Professional Ready to Make an Impact


GSF Properties Inc. is seeking a detail-oriented and mission-driven Compliance Specialist to support our affordable housing communities and ensure compliance with federal, state, and program regulations.


In this role, you will be responsible for reviewing resident files, processing certifications, maintaining compliance records, and supporting site teams in meeting LIHTC and other affordable housing program requirements. The ideal candidate is organized, analytical, and committed to maintaining regulatory compliance while contributing to operational excellence and resident success.


This position reports directly to the Compliance Director.


Compensation & Schedule:
The pay range for this role is $23.00-$27.00 per hour, depending on experience.
This position follows a Monday through Friday schedule, 8:00 AM to 5:00 PM.

Key Responsibilities:

  • Review applicant, move-in, and recertification files for compliance with LIHTC, HUD, Section 8, Fair Housing, and other affordable housing regulations.
  • Verify income, assets, eligibility, and rent calculations to ensure accuracy and regulatory compliance.
  • Conduct file audits, identify compliance issues, and coordinate corrective actions with site teams.
  • Prepare and maintain compliance reports, documentation, and audit-ready records.
  • Collaborate with Property Managers, Regional Managers, and other stakeholders to support portfolio compliance and operational goals.
  • Provide compliance guidance and training to on-site staff as needed.
  • Assist with agency audits, monitoring reviews, and site visits.
  • Maintain confidentiality and stay current on regulatory changes and industry requirements.
  • Report directly to the Compliance Director and provide updates on compliance status, audit findings, and corrective action progress.

Requirements

Job Requirements - Compliance Specialist


  • 2+ years of affordable housing compliance experience, preferably LIHTC.
  • Experience processing LIHTC move-ins from application through approval.
  • Experience calculating household income and assets.
  • Experience preparing and reviewing Tenant Income Certifications (TICs).
  • Experience with annual and interim recertifications.
  • Knowledge of LIHTC regulations, eligibility requirements, and verification standards.
  • Experience reviewing files, identifying deficiencies, and ensuring corrections are completed.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to manage multiple priorities and meet deadlines.
  • Proficiency with Yardi, RealPage, OneSite, AppFolio, or similar software preferred.
  • Able to work Monday-Friday 8am-5pm


Preferred Qualifications:


TCS, HCCP, COS, or other affordable housing certification preferred.

Experience working with multiple affordable housing funding programs.

Previous experience supporting properties during audits and regulatory reviews.
