Our ideal candidate enjoys working with their hands while still maintaining a strong customer service will-do attitude. Our maintenance supervisor will be under the supervision of the Property Manager, this position is expected to be a subject matter expert on all maintenance tasks. A Day in the Life


Maintaining the Physical Asset

•To further the brand of Blanton Turner through excellent maintenance of the property.

•Show accountability for all work and actions by setting a strong example and work ethic

•Work hands on and lead the unit punch list upon TCO (If necessary).

•Effectively lead and manage the maintenance and custodial staff as applicable – including, but not limited to, hiring, training, scheduling, conducting employee reviews, disciplining, and being involved in termination.

•Develop, implement and manage maintenance budget.

•Establish and maintain effective working relationships with vendors and service contractors – schedule and coordinate vendor and contractor activities.

•Maintenance team must adhere to all checklist and provide to management upon completion of tasks

•To perform maintenance and repairs of physical property, including but not limited to doing: minor plumbing repair, general carpentry, landscaping, painting drywall and janitorial tasks.

•Set quality standards and ensure quality control.

•Maintain professionalism and communicate effectively with all key stakeholders including, but not limited to, residents,

tenants, the Property Manager, Portfolio Manager, office staff, and vendors.

•Interact with residents and tenants with the highest level of customer service and positive, will-do attitude.

•Interact with residents and tenants with the highest level of customer service and positive, will-do attitude.

•Provide general maintenance & repair, daily upkeep of the property, and unit turns in a timely and efficient manner.

•Complete all work in a timely and professional manner an in full completion.

•Must work safely at all times.

•Be available on-call for after-hours emergencies.

•Maintenance is expected to be attentive and focused on maintenance tasks throughout the duration of scheduled shifts.

• Adhere and/or create a maintenance schedule for critical maintenance needs such as but is not limited to; gutter cleaning, HVAC system maintenance, fitness center equipment maintenance, hot water/boiler maintenance, fire inspections, common area/exterior light inspections and tree care maintenance


Team Management

•Effectively lead and manage property staff – including, but not limited to, recruiting, hiring, training, scheduling, conducting employee reviews, disciplining, and being involved in termination.

•Lead by example all Blanton Turner philosophies and values.

•Effectively self-manage and independent communication among management and hourly staff.

•Ensure that all delegated tasks are completed if assigned my management and leadership team.

•Supervisor is expected to be available via phone at all times during scheduled hours.

•Communicate effectively and efficiently with all members of maintenance and all members of leadership.

•This position will also maintain effective and productive management of maintenance and custodial staff as applicable, through hands-on leadership and delegation of assignments in addition to oversight of overall performance of the maintenance at the property.

•Works well with a wide diversity of people, honestly, ethically with integrity and a sense of humor.

•The supervisor should communicate with all employees and associates in a professional manner.

•Organize and delegate daily work.

•Provide encouragement to team members, including communicating team goals and identifying areas for new training or skill checks.

•Identify areas to help team members gain new skills and prepare them to grow and advance with the company.

•Oversee day to day maintenance task and support as needed.


Requirements

  • Comfortable standing for two hours at a time while work is performed.
  • CPO preferred. 
  • On call rotation is required.
  • Able to stand on varying surfaces such as carpeting, linoleum, tile, concrete, gravel, dirt, and grass for multiple hours throughout the day.
  • Standing is intermittent with walking.
  • Lifting/Carry 10 to 50 pounds - when lifting various supplies or equipment.
  • Assistance is available in moving furniture that weighs over 50 pounds.
  • Push & Pull Occasional pushing and pulling when moving furniture. Carts may be available for moving heavier equipment.
  • Able to climb stairs and occasionally climb ladders when cleaning gutters, painting or performing other job duties.
  • Bend/Stoop: Frequent bending occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
  • Crouch: Occasional crouching occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
  • Twist: Occasional twisting may occur when performing carpentry work.
  • Kneel: Occasional kneeling occurs when repairing pipes under sinks, installing wall outlets, painting, etc.
  • Crawl: Rare crawling will occur to use crawl space to check facility pipes, and wiring
  • Environmental Factors: May be some whole-body vibration when operating heavy equipment. May be subject to changes in temperature when outdoors and when going from indoors to outdoors. 80% of the position is performed indoors and 20% is performed outdoors. Exposure to paint, paint thinner, wallpaper glue as related to commercial and residential property management.
