Position: Director of Real Estate

Location: Hybrid — Southfield, Michigan base off preferred.

Position Type: Full-Time, Exempt

Reports To: Chief Operating Officer

At Brewtopia, it’s more than coffee — it’s about disciplined regional execution at scale. 


We need a Director of Real Estate who thrives on velocity, competition, and market domination. This is not a back-office role. You’ll be in-market, making deals happen — identifying winning sites, building powerful pipelines, and converting strategy into signed leases.


This role measures outcomes, not effort.


Your Mission

Build and execute a high-velocity real estate pipeline that fuels Brewtopia’s aggressive expansion goals.


You will:

  • Identify, secure, and negotiate prime drive-thru locations (ground leases and land purchases).
  • Maintain a deep and actionable 18-month rolling pipeline.
  • Deliver 40+ new sites annually.
  • Move from site identification to signed lease with speed and precision.
  • Protect the enterprise by negotiating, signing, and managing leases with terms that protect our enterprise from risk.


How Success Is Measured

The Director of Real Estate is evaluated on pipeline depth, deal velocity, site quality, and execution consistency.

Key Responsibilities

Market Strategy & Site Development


Outcome:

A robust, rolling pipeline that supports aggressive annual development targets.


Expectations:

  • Maintain an 18-month rolling pipeline across key territories
  • Prioritize drive-thru-friendly, pad-ready, high-visibility, high-traffic sites that can move from site identification to stand open quickly.

 

Deal Execution & Negotiation


Outcome:

Sites move from identification to executed lease quickly and within model.


Success Metrics:

  • 40+ new sites secured per year
  • Site identification to LOI to lease cycle within targeted timelines
  • Ensure deal points meet real estate committee standards
  • Site economics within approved occupancy cost targets
  • End-to-end ownership through lease execution

Broker, Developer & Landlord Relationships


Outcome:

A high-performance external partner network aligned with Brewtopia’s standards.


Expectations:

  • Build and manage a trusted broker network with defined KPIs
  • Develop landlord and developer relationships to unlock off-market opportunities
  • Represent Brewtopia with urgency, confidence, and professionalism


Strong relationships create deal flow that competitors never see.

 

Internal Alignment & Communication


Outcome:

Clean handoffs and proactive issue resolution.


Expectations:

  • Work cross-functionally with Entitlement Team, Legal, Operations, and all other departments in Brewtopia
  • Provide accurate weekly pipeline updates with KPI tracking
  • Provide 100% clean and accurate site approval packages and supplemental analyses to Real Estate Committee for simple site approval at the first site submission with minimal re-work required.


Bonus & Incentive Alignment

Bonus eligibility is tied directly to performance against the KPIs above.

  • 50% Personal KPIs
  • 50% Company KPIs (tied directly to new site development)


Failure to meet non-negotiable KPI expectations may result in partial or full forfeiture of incentive compensation.


Required Qualifications

  • 5 - 10+ years of QSR or multi-unit real estate experience
  • Strong drive-thru and pad site experience preferred
  • Proven track record delivering high-volume, multi-market pipelines
  • Skilled negotiator with strong financial acumen
  • Able to operate independently and build momentum in new markets
  • Comfortable working directly with founders and executive leadership
  • Mission-driven and competitive
