About the Role

Description

The Portfolio Leasing and Marketing Manager is responsible for developing and executing leasing pipeline

strategies and marketing initiatives for Archway’s affordable housing developments and operating

communities. This role partners closely with internal teams, external stakeholders, and on-site staff to support

timely lease-ups, maintain targeted occupancy levels, and ensure compliance with all applicable affordable

housing program requirements. The position requires strong coordination, communication, and strategic

planning to drive successful leasing outcomes and effective community outreach.


Key Responsibilities


Leasing Pipeline Management

  • Manage a defined set of leasing responsibilities for the pipeline for new developments, acquisitions, and
  • stabilized properties to ensure timely and compliant lease-up performance.
  • Monitor applicant flow, leasing velocity, and unit absorption; identify variances and implement corrective actions
  • as needed for assigned developments and properties.
  • Lead the implementation and partnership of an AI platform in coordination with leadership and site teams.
  • Maintain accurate and timely leasing reports, dashboards, and performance metrics for internal stakeholders.
  • Support on-site teams with applicant screening, eligibility verification, waitlist management, and
  • compliance-driven leasing processes.
  • Coordinate with property management leadership to ensure consistent execution of leasing policies and
  • procedures.


Marketing and Advertising

  • Work with the Operations and Communications teams to develop and implement marketing plans for new and
  • existing communities, including branding, advertising, digital marketing, and collateral development.
  • Oversee property listings across online platforms to ensure accuracy, compliance, and optimal visibility.
  • Evaluate marketing performance and adjust strategies to improve lead generation and conversion rates.
  • Ensure all marketing materials and communications comply with Fair Housing regulations and affordable housing
  • program requirements.


Community Outreach and Engagement

  • Establish and maintain relationships with community organizations, referral partners, housing authorities, and
  • service providers to support applicant outreach.
  • Coordinate and participate in outreach events, housing fairs, and informational sessions to promote available
  • housing opportunities.
  • Represent the organization professionally in community settings and support initiatives that enhance visibility and
  • applicant engagement.


Cross-Department Collaboration

  • Partner with Development teams during pre-construction and pre-leasing phases to inform unit mix, amenities,
  • and marketing strategies.
  • Partner with the Communications/Philanthropy team to adhere to branding guidelines and mission aligned
  • marketing strategies.
  • Collaborate with Compliance teams to ensure leasing and marketing activities align with LIHTC, HUD, PBV, and
  • other program requirements.
  • Work with Operations leadership to support training, process improvements, and consistency across leasing
  • functions.
  • Performs other related duties as assigned to support team objectives and organizational needs.

Requirements

Required Skills and Attributes

Education and Experience

  • Bachelor’s degree in Marketing, Business Administration, Real Estate, or related field preferred; equivalent
  • experience considered.
  • 3–5 years of experience in affordable housing leasing, property management, or real estate marketing.
  • Experience with LIHTC, HUD, PBV, or other affordable housing programs strongly preferred.
  • Demonstrated experience managing leasing pipelines and achieving occupancy targets across multiple
  • properties.
  • Strong organizational, communication, and problem-solving skills.
  • Proficiency with property management software and Microsoft Office Suite, Google Suite.

Physical Demands

  • Ability to sit, stand, walk, climb stairs and move throughout multi-story affordable housing communities for
  • extended periods.
  • Occasional evening or weekend availability may be required to support outreach activities or lease-up milestones.
  • Ability to lift, carry, push, or pull up to 25 pounds; occasional lifting up to 50 pounds.
  • Ability to navigate multi-story properties as needed.
  • Frequent bending, kneeling, reaching, and sitting.
  • Ability to inspect properties.
  • Ability to operate a motor vehicle and travel between multiple properties in the Denver Metro Area.


Safety and Regulatory Environment

  • Occasional exposure to noise, dust, chemicals, during evictions.
  • Required use of PPE when conditions warrant.
  • Ability to identify and report safety hazards


Compensation

The annual salary range for this position begins at $90,000 per year, depending on experience, education, and job-related qualifications.
