Position Summary

Panther is seeking an Associate, Portfolio Management & Financial Analysis to join our corporate team in Woburn, Massachusetts. This position will analyze, monitor, and support the financial and operational performance of Panther's multifamily portfolio throughout the investment lifecycle—from acquisition and development through stabilization, ongoing operations, refinancing, and disposition.

The Associate will work closely with Executive Leadership, Development, Construction, Property Management, Accounting, and Capital Markets to provide actionable financial analysis, portfolio reporting, and strategic recommendations that support property-level and portfolio-level performance.

Key Responsibilities

  • Monitor and analyze financial and operational performance across Panther's multifamily portfolio, including NOI, revenue, expenses, occupancy, rent growth, concessions, collections, and cash flow.
  • Prepare monthly and quarterly portfolio performance reporting and compare actual results against budgets, original underwriting, prior-year performance, and approved business plans.
  • Identify trends, variances, risks, and opportunities and develop recommendations to improve property-level and portfolio-level performance.
  • Lead or support annual property and portfolio budgeting, rolling forecasts, multi-year projections, and budget-to-actual analysis in partnership with Property Management.
  • Maintain and improve financial models, portfolio dashboards, benchmarks, and management reporting used for forecasting and decision-making.
  • Support underwriting and financial analysis for multifamily development and acquisition opportunities, including development pro formas, sensitivity analyses, projected returns, and exit assumptions.
  • Work with Development and Construction teams to monitor project performance against approved budgets and underwriting.
  • Evaluate capital expenditure programs, renovations, repositioning, and other value-add initiatives and their anticipated impact on asset value and operating performance.
  • Assist with acquisitions, dispositions, joint ventures, redevelopment opportunities, refinancings, sell/hold analysis, broker opinions of value, and other capital events.
  • Monitor debt maturities, loan covenants, debt service coverage, interest rates, and financing assumptions, and support partner and lender reporting.
  • Maintain fund-level analytics, including preferred return tracking, deal sheets, and other tools that provide visibility into asset and portfolio performance.
  • Prepare financial analyses and presentations for investment and management meetings and support long-term portfolio planning and capital allocation decisions.

Requirements

  • Bachelor's degree in Accounting, Finance, Real Estate, Economics, Business, or a related field.
  • 3–5 years of experience in real estate finance, asset management, portfolio management, investment analysis, or a financially focused multifamily role
  • Strong understanding of multifamily real estate financial statements, property-level P&L statements, budgets, forecasts, cash flow, and operating metrics.
  • Advanced Excel and financial modeling skills, with experience in multifamily underwriting and real estate investment analysis.
  • Strong financial judgment, analytical skills, and attention to detail.
  • Ability to translate complex financial and operational data into clear, actionable recommendations.
  • Strong organizational and communication skills and the ability to manage multiple priorities in a fast-paced environment.
  • Experience analyzing development and/or acquisition opportunities preferred.
  • Experience with Entrada, Yardi, RealPage, or other multifamily management systems preferred; experience with AI or business intelligence platforms is a plus.
