About the Role

Description

25 Design LLC  works with Get Air Sports who is a growing family entertainment business seeking a Construction Project Manager to lead projects from initial site evaluation through opening. The portfolio includes new-site development, renovations of existing locations, capital improvements, and the relocation of equipment.


This is an owner-side project management role. You will be responsible for keeping projects on schedule, within approved budgets, and aligned with our operational, design, safety, and quality standards. You will work closely with our internal design, procurement, finance, operations, and installation teams while sourcing and managing local general contractors, specialty contractors, consultants, and permitting partners.


Most of the locations occupy leased commercial buildings. Success benefits from the ability to coordinate effectively with landlords, property managers, architects, contractors, vendors, and local authorities.


What you'll do


Project planning and execution

  • Manage multiple construction and facilities projects from site due diligence, feasibility, budgeting, and pre-construction through installation, turnover, and final closeout.
  • Develop and project scope, maintain project budgets, and milestone schedules.
  • Conduct or coordinate site surveys, existing-condition assessments, utility reviews, constructability reviews, and preliminary cost estimates.
  • Coordinate work in operating locations to minimize disruption to guests, employees, and business operations.

Contractor and vendor management

  • Identify, prequalify, and source qualified local general contractors, subcontractors, consultants, and specialty installers in project markets.
  • Prepare bid packages and requests for proposals; manage competitive bidding, scope leveling, contractor selection, and contract negotiations.
  • Direct and hold contractors accountable for schedule, quality, safety, budget, cleanliness, and compliance with approved plans.
  • Lead project meetings and resolve field conflicts, design questions, RFIs, submittals, long-lead-item issues, and construction delays.
  • Verify punch-list completion, warranties, lien releases, as-built documentation, operating manuals, and final project closeout.

Permitting and compliance

  • Serve as the primary construction liaison among internal design, external architects and engineers, contractors, equipment suppliers, and authorities having jurisdiction.
  • Source and manage architects, engineers, expediters, inspectors, and other professionals needed to obtain permits and approvals.
  • Coordinate building, demolition, electrical, mechanical, plumbing, fire-protection, fire/life-safety, signage, health, and occupancy approvals as applicable.
  • Track plan reviews, permit comments, inspections, corrections, certificates of occupancy, and other jurisdictional requirements.

Equipment installation

  • Coordinate the delivery, installation, removal, relocation, and commissioning of entertainment equipment, including trampolines, obstacle courses, inflatables, decking, flooring, padding, netting, and related systems.
  • Partner with the company’s internal installation employees as needed to plan site access, freight, staging, equipment, labor, sequencing, and on-site logistics.
  • Manage turnover to operations, including inspections, training coordination, punch lists, warranties, spare parts, and closeout documentation.

Financial and executive reporting

  • Own project cost control, including original budgets, commitments, forecasts, invoices, contingencies, change orders, and projected final cost.
  • Partner with procurement on vendor selection, purchase orders, material lead times, logistics, and delivery schedules.
  • Provide concise reporting on project health, schedule, budget, risks, decisions, and required executive actions.

Requirements

Required qualifications

  • Five or more years of construction project management experience, preferably involving commercial tenant improvements, retail, hospitality, fitness, recreation, restaurant, or other customer-facing facilities.
  • Demonstrated experience managing projects from preconstruction through permitting, construction, turnover, and closeout.
  • Experience sourcing and managing general contractors, subcontractors, architects, engineers, vendors, and specialty installers.
  • Strong knowledge of construction documents, contracts, scopes of work, schedules, budgets, RFIs, submittals, pay applications, change orders, inspections, and punch lists.
  • Ability to manage several projects, vendors, and deadlines simultaneously.
  • Strong negotiation, financial, problem-solving, organizational, and written and verbal communication skills.
  • Willingness and ability to travel to project sites as business needs require.
  • Valid driver’s license and ability to access active construction sites.

Preferred qualifications

  • Bachelor’s degree in construction management, engineering, architecture, business, or a related field; equivalent field and project experience will also be considered.
  • Experience with family entertainment centers, amusement attractions, fitness facilities, recreation venues, or specialized equipment installations.
  • Familiarity with commercial building codes, accessibility requirements, fire/life-safety systems, permitting, and certificate-of-occupancy processes.
  • Experience using project-management and construction platforms such as Procore, Smartsheet, Microsoft Project, Autodesk Build, Bluebeam, or comparable tools.

How success will be measured

  • Projects open or close on schedule and within approved budgets.
  • Forecasts are accurate, risks are identified early, and change orders are controlled.
  • Permits, inspections, and occupancy approvals are secured without avoidable delays.
  • Contractors and vendors meet their commitments for quality, safety, cost, and schedule.
  • Internal teams receive timely, accurate information.

Work environment

This position is based at the company’s headquarters in South Ogden, Utah. The role combines office-based planning with as-needed travel to active and prospective project sites. Site visits may involve standing, walking on uneven surfaces, climbing stairs or ladders, wearing required personal protective equipment, and working around construction activity. Some early-morning, evening, or weekend work may be required during critical installations, inspections, or openings.


Compensation and benefits

Base salary range: $90,000–$110,000 annually, depending on relevant experience and qualifications.
