About the Role

Summary:  


The Grounds and Janitorial Technician is responsible for maintaining the cleanliness, appearance, and overall condition of assigned housing communities. This position performs groundskeeping, janitorial, seasonal maintenance, and unit preparation activities to ensure properties are safe, attractive, and well-maintained for residents, visitors, and staff. The Grounds and Janitorial Technician works closely with the Maintenance team and Community Management staff to support property operations, resident satisfaction, and regulatory compliance.


Essential Job Functions:


Grounds Maintenance

•    Maintain the exterior appearance of assigned properties through routine groundskeeping and landscaping activities.

•    Operate landscaping equipment, including push and riding mowers, garden tractors, blowers, edgers, string trimmers, hedge trimmers, and various hand tools. 

•    Maintain lawns, landscaped areas, walkways, parking lots, and exterior common spaces. 

•    Collect litter and debris and maintain property grounds in a clean and presentable condition. 

•    Remove graffiti and report property damage, safety concerns, or maintenance issues to the Maintenance Technician or Maintenance Supervisor. 

•    Assist with seasonal maintenance activities, including leaf removal, snow removal, and storm cleanup. 

•    Operate seasonal equipment such as snow blowers, plows, leaf vacuums, and related equipment.


Janitorial and Building Maintenance

•    Maintain leasing offices, management offices, community rooms, hallways, laundry areas, and other common spaces in a clean, orderly, and professional manner. 

•    Perform routine janitorial duties, including sweeping, mopping, dusting, trash removal, and cleaning of common areas. 

•    Remove trash from designated collection areas, compactors, and refuse locations according to established schedules. 

•    Clean and maintain building interiors and exterior entrances to support a safe and welcoming environment. 

•    Assist with interior painting and minor maintenance activities as assigned.


Property and Unit Preparation

•    Assist in preparing vacant apartments for new occupancy in accordance with established turnover standards. 

•    Perform cleaning, painting, and other necessary tasks to ensure units are rent-ready within established timeframes. 

•    Support exterior building maintenance activities, including cleaning gutters, painting, and minor repairs. 

•    Assist Maintenance staff with projects and special assignments as needed.


Equipment and Vehicle Operation

•    Operate company vehicles, equipment, and tools safely and in accordance with organizational policies and applicable laws. 

•    Perform minor preventative maintenance and routine care of assigned equipment and tools. 

•    Report equipment malfunctions, repair needs, or safety concerns promptly. 

•    Transport materials, supplies, and equipment as required to support property operations.


Resident Relations

•    Interact with residents, applicants, visitors, vendors, and contractors in a courteous and professional manner. 

•    Maintain a positive and customer-focused approach while performing assigned duties. 

•    Support a welcoming community environment through professionalism and responsiveness. 

•    Enforce community standards and property rules consistently and professionally.


Compliance and Safety

•    Perform duties in compliance with applicable federal, state, and local laws and regulations. 

•    Maintain working knowledge of Fair Housing, the Americans with Disabilities Act (ADA), OSHA requirements, and organizational safety practices. 

•    Follow all safety procedures and proper equipment operating guidelines. 

•    Report accidents, injuries, property damage, hazards, and unsafe conditions immediately. 

•    Participate in required training programs and safety initiatives.

•    Perform other duties as assigned.


Knowledge, Skills, and Abilities:


•    Knowledge of groundskeeping and janitorial practices. 

•    Ability to safely operate landscaping equipment, hand tools, and power equipment. 

•    Strong customer service and interpersonal skills. 

•    Ability to communicate effectively with residents, coworkers, contractors, and emergency personnel. 

•    Strong organizational and time management skills. 

•    Basic computer proficiency and ability to utilize electronic communication tools. 

•    Ability to work independently and complete assigned tasks with minimal supervision.


Education and Experience:


•    High School Diploma or GED required. 

•    Previous experience in groundskeeping, landscaping, janitorial services, facilities maintenance, or a related field preferred. 

•    Experience operating landscaping or snow removal equipment preferred.


All experience and education requirements, except when required by federal, state, or local laws or requirements, may be waived at the discretion of management with the approval of the Chief Executive Officer, in collaboration with Human Resources.


Physical Requirements/Working Conditions:


•    Must possess a valid driver's license and vehicle insurance.

•    Ability to frequently lift, move, and transport materials weighing up to 100 pounds.

•    Ability to walk, stand, bend, stoop, kneel, crouch, and climb stairs for extended periods.

•    Ability to work in confined spaces and at heights exceeding 20 feet when necessary.

•    Ability to safely use ladders and other access equipment.

•    Ability to work outdoors in varying weather conditions, including heat, cold, rain, and snow.

•    Ability to work a flexible schedule, including overtime, on-call assignments, and snow removal operations as needed

•    Ability to reach above shoulder level.

•    Ability to turn/twist upper body.

•    Able to use hand repetitive action for fine manipulating, keyboarding and typing.
