About the Role

The Maintenance Technician is responsible for the physical condition, maintenance, and repair of assigned residential communities. This position performs preventative, routine, emergency, and corrective maintenance activities to ensure that buildings, apartments, grounds, and equipment are maintained in a safe, functional, and attractive condition. The Maintenance Technician works closely with the Community Manager, residents, contractors, and vendors to support quality housing, regulatory compliance, resident satisfaction, and efficient property operations.


Essential Job Functions:


Property Maintenance and Operations

•    Perform routine, preventative, and emergency maintenance activities for assigned properties. 

•    Diagnose and repair building systems, apartments, and equipment, including plumbing, carpentry, electrical systems, appliances, HVAC systems, painting, drywall, fire safety systems, security systems, and elevators, as applicable. 

•    Receive, prioritize, complete, and document service requests in a timely manner. 

•    Maintain accurate documentation of maintenance activities, repairs, inspections, and completed work orders. 

•    Prepare vacant apartments for occupancy, including inspections, repairs, cleaning, and turnover activities. 

•    Conduct final inspections of apartment turns prior to resident move-in. 

•    Update vacancy status and communicate unit readiness to the Community Manager. 

•    Inspect properties daily to identify maintenance concerns, safety hazards, liability risks, and curb appeal issues. 

•    Maintain building exteriors, common areas, grounds, lighting, walkways, and other site features in a safe and presentable condition. 

•    Perform groundskeeping and seasonal maintenance activities as required.


Preventative Maintenance and Asset Management

•    Implement and maintain preventative maintenance schedules for building systems, equipment, vehicles, and tools. 

•    Maintain sufficient inventory levels of maintenance supplies, equipment, and replacement parts required for routine repairs. 

•    Assist in monitoring maintenance budgets and the responsible use of materials, utilities, and resources. 

•    Inspect and maintain company tools, equipment, and vehicles in accordance with manufacturer recommendations. 

•    Maintain records related to fixed assets, equipment inventories, permits, inspections, and preventative maintenance activities.


Compliance and Safety

•    Perform duties in compliance with all applicable federal, state, and local laws, regulations, and safety requirements. 

•    Maintain working knowledge of Fair Housing, Americans with Disabilities Act (ADA), OSHA, and affordable housing property requirements. 

•    Support preparation for inspections conducted by HUD, USDA, DHCR, REAC, local municipalities, fire departments, ownership representatives, investors, and other regulatory agencies. 

•    Report property incidents, accidents, injuries, emergencies, code violations, liability concerns, and safety issues to management immediately. 

•    Maintain required permits, inspection records, and compliance-related documentation. 

•    Ensure work areas, storage spaces, maintenance shops, and equipment areas remain organized and safe.


Vendor and Contractor Coordination

•    Coordinate with contractors and vendors regarding property maintenance and repair activities. 

•    Monitor contractor performance and verify completion of contracted work. 

•    Assist with obtaining quotes, pricing, and competitive bids for maintenance supplies, services, and contracts. 

•    Verify deliveries and maintain documentation related to maintenance purchases and supplier invoices.


Resident Relations

•    Interact with residents in a professional, courteous, and service-oriented manner. 

•    Respond to maintenance concerns and resident requests promptly and respectfully. 

•    Support a positive living environment through effective communication and timely follow-up on maintenance issues. 

•    Enforce community standards and property rules consistently and professionally. 


Administrative Responsibilities

•    Maintain accurate maintenance logs, inspection records, preventative maintenance schedules, and work order documentation. 

•    Assist with annual operating budget planning and maintenance forecasting. 

•    Attend required staff meetings, training sessions, and organizational meetings. 

•    Follow all CDS Housing policies, procedures, and operational standards. 

•    Perform other duties as assigned.


Knowledge, Skills, and Abilities:


•    Working knowledge of residential building systems, preventative maintenance practices, and repair techniques. 

•    Ability to diagnose maintenance issues and complete repairs efficiently and safely. 

•    Strong organizational and time management skills with the ability to prioritize multiple tasks. 

•    Strong customer service and interpersonal skills. 

•    Ability to communicate effectively with residents, contractors, vendors, coworkers, and emergency personnel. 

•    Basic computer proficiency and ability to utilize property management and work-order systems. 

•    Mechanical aptitude and proficiency in the safe use of tools, equipment, and maintenance machinery. 

•    Ability to work independently and exercise sound judgment in addressing maintenance and safety concerns.


Education and Experience:


•    High School Diploma or GED required. 

•    Minimum three (3) years of experience in residential maintenance, multifamily housing, facilities maintenance, construction, or a related field. 

•    Experience working with plumbing, electrical systems, HVAC equipment, appliances, carpentry, drywall, painting, and general building maintenance required. 

•    Experience in affordable housing, multifamily housing, or regulated residential communities preferred.


All experience and education requirements, except when required by federal, state, or local laws or requirements, may be waived at the discretion of management with the approval of the Chief Executive Officer, in collaboration with Human Resources.


Physical Requirements/Working Conditions:


•    Must possess a valid driver's license and vehicle insurance.

•    Ability to lift, move, and transport materials weighing up to 100 pounds.

•    Ability to walk, bend, stoop, kneel, climb stairs, and work in confined spaces.

•    Ability to work on ladders and at heights exceeding 20 feet.

•    Ability to work indoors and outdoors in varying weather conditions.

•    Ability to participate in on-call rotation and respond to after-hours emergencies as required.

•    Regular use of hand tools, power tools, equipment, and company-issued communication devices.

•    Ability to reach above shoulder level.

•    Ability to turn/twist upper body.

•    Able to use hand repetitive action for fine manipulating, keyboarding and typing.
