The Position: The Property Manager is responsible for day-to-day management and leadership of a student housing property. This individual will play a critical role in bringing Tailwind Group's mission to life by fighting for the highest possible good of their team and their residents while driving operational and financial performance. A successful Property Manager will take pride in the property, make data-driven decisions, and ensure the property meets leasing and occupancy goals each year.
The Property: The Quarters Gainesville is a garden-style student housing community in Gainesville, Florida, designed to serve students attending the University of Florida. The 251-unit, 920 bed community offers 3 and 4-bedroom units with amenities that include a resort-style swimming pool, fitness center, grilling station, and much more. The Quarters provides team members with opportunities to develop and grow their careers while delivering an unmatched living experience for our residents.
This is a full-time position working a standard schedule, Monday - Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs.
The compensation range for this position is $80,000 - $105,000 plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties
- Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good. Handle escalated customer concerns, as needed.
- Maintain exceptional curb appeal by conducting regular community walks to evaluate amenities and common areas. Set standards and instill ‘pride of property’ within all team members.
- Lead and be accountable to the development, execution, and ongoing management of annual budgets to ensure positive net operating income (NOI), in partnership with ownership, asset management, and accounting.?
- Oversee and support the leasing process to ensure leasing velocity goals are met and final budgeted occupancy is achieved each year.
- Effectively manage and lead on-site maintenance, office, and leasing team members through regular team meetings, new employee onboarding, training, and annual performance reviews.
- Coach and develop all team members through accountability, collaboration, empowerment and regular 1:1 meetings - equipping others to reach their highest potential.
- Leverage business intelligence tools to analyze property performance. Present clear, data-driven insights to leadership that support strategic decision-making, as requested.
- Maintain thorough product knowledge of the property, competition, and local market conditions.
- Engage, contract, and oversee vendors and services necessary for property operations, ensuring invoices are accurate and compliant with budget guidelines.
- Maintain complete and up-to-date community files and records across all property management systems.
- Oversee the accounts receivable, delinquency, and collections process. Escalate delinquent accounts in accordance with company procedures.
- Develop and maintain an office culture that prioritizes teamwork, excellent resident service, and clear, honest communication at all levels.
- With assistance of the Recruiting Team, identify, hire, and onboard talent for the community.
- Handle after-hour issue and emergency response and documentation protocol, with the ability to respond onsite as needed.
- Maintain a professional appearance and adhere to the company dress code at all times.
- Manage the annual unit turnover process and oversee move-in/move-out procedures including but not limited to:
- Conduct move-out inspections and ensure units are ready for move-in day.
- Assess and document move-out charges.
- Source and organize vendor bids.
- Order, track, and distribute furniture throughout the property (as applicable).
- Hire temporary staff.
Requirements
- Bachelor’s degree in business administration, marketing, real estate, or a related field strongly preferred.
- Three or more years of experience in property management. Student housing experience is preferred.
- One or more years of experience in a supervisory role.
Knowledge, Skills, & Abilities
- Possess an understanding of property management standards including Fair Housing laws, Tenant/ Landlord rights, and general real estate principles.
- Working knowledge of budgeting, financial reporting, rent collection, and expense management.
- Familiarity with student-focused customer service and community engagement expectations.
- Strong people leadership skills with the ability to coach, support, and develop team members.
- Ability to resolve conflict and escalate situations in a customer-focused manner.
- Ability to implement innovative solutions and continuously improve processes.
- Ability to take full ownership of decisions and outcomes, demonstrating integrity in challenging situations.
- Experience with Entrata software or a similar system is preferred.
- Open to becoming a Certified Pool Operator.
- Pass a criminal background check.
- Availability after hours to support on call emergencies throughout the year.
- Ability to work extended hours during the annual turnover period, including nights and weekends.
- Minimal travel required, limited to occasional company events or as needed.
This role is based fully in-office and requires consistent, daily onsite presence.
