About the Role

Description

The Director of Facilities leads the management, maintenance, and improvement of every BHA property: the 84,000-square-foot headquarters and BHA Academy building, approximately 30 residential homes, and the Early Intervention Clinic. Reporting to the CFO, the Director oversees BHA’s maintenance technicians, custodial staff, and day porter, and manages all property management, maintenance, renovation, and building service vendors. The role puts structure around how BHA maintains its buildings: one work order system, preventive maintenance schedules, clear response standards, accountable vendors, and a multi-year capital plan.

BHA’s buildings are where people live, learn, and receive care 24 hours a day. The condition of a home or classroom affects the safety, dignity, and quality of life of the individuals we serve, and it is reviewed closely by DMH, DESE, fire marshals, and other regulators. Residential homes also see heavy wear and frequent property damage, and BHA continues to open new homes and locations. The Director of Facilities is expected to move BHA from reactive repairs and vendor follow-up to a planned, measurable facilities program; to keep every location safe, clean, functional, and inspection-ready; to control facilities costs; and to deliver renovations and new sites on time and on budget. Guided by BHA’s Core Values, the Director ensures every BHA environment reflects the respect and care we have for the people in it.

Requirements

Scope of Authority:

  • Directs all BHA maintenance and custodial staff and all facilities vendors.
  • Sets priorities for work orders and assigns staff and vendors across locations based on safety, regulatory, and service impact.
  • Approves facilities purchases and vendor invoices within limits set by the CFO, and recommends capital projects and vendor contracts.
  • May take any space, equipment, or building system out of service that presents an immediate safety hazard, with notice to the CFO, the responsible operations leader, and the Chief Risk and Compliance Officer.
  • Holds vendors accountable to contract terms and service standards, and recommends renewal, corrective action, or replacement.

Education & Experience:

  • Bachelor’s degree in Facilities Management, Construction Management, Engineering, Business Administration, or a related field preferred; an equivalent combination of technical education and experience will be considered.
  • Minimum of 7 years of facilities, maintenance, or property management experience, including at least 5 years supervising maintenance staff and managing a multi-site property portfolio.
  • Experience managing facilities for residential care, healthcare, schools, or human services settings strongly preferred.
  • Demonstrated experience managing vendors and service contracts, capital projects, and renovations from bid through completion.
  • Experience developing and managing a facilities operating and capital budget.
  • Professional certification preferred, such as Certified Facility Manager (CFM), Facility Management Professional (FMP), Certified Plant Maintenance Manager (CPMM), or OSHA 30.
  • Valid driver’s license, acceptable motor vehicle record, and ability to pass all BHA background and registry screenings.

Skills & Competencies

  • Working knowledge of building systems, including HVAC, plumbing, electrical, roofing, and fire and life safety systems.
  • Knowledge of building, fire, and accessibility (ADA) codes and the environmental requirements of DMH, DESE, and other licensing and inspection bodies.
  • Experience implementing and using computerized maintenance management (work order) systems and preventive maintenance programs.
  • Strong planning and prioritization skills across many locations and competing requests.
  • Vendor negotiation, contract management, and bid evaluation skills.
  • Project management skills, including scheduling, budgeting, and coordinating contractors.
  • Calm, responsive leadership during building emergencies.
  • Respectful, professional conduct in homes and classrooms where individuals with complex needs live and learn.

Starting Salary: Our compensation is competitive within the market. The starting rate for this position begins at $90,000 annually, with your final offer based on a combination of your education, relevant experience, and overall qualifications.
